中文摘要: | 随着世界环境保护的呼声日益高涨,国家关于节能减排的举措愈见频繁,全社会的环保意识也愈发强烈,这从根本上决定了在我国能源消耗中占居首位的建筑业不得不考虑降低其能源消耗,而在建筑业中占有重要一席的房地产业也不得不考虑其自身的建筑节能,选择合理的开发模式推进节能减排的发展。 以房地产项目的整个生命期来看,在房地产能源消耗中比重占最大的部分是消费者入住后的能耗,这也是节能空间最大的地方。而消费者入住后对能源的消耗,以及体现能源消耗的生活成本支出和房地产项目前期的规划设计、节能材料的使用等紧密相关。根据项目全生命周期管理理论,项目前期合理增加部分投入,可以有效降低使用期成本,进而降低全生命周期总的成本。所以,地产开发商需要采用基于建筑节能的项目全生命周期管理模式,通过追求开发商和消费者的总成本最低来达到有效降低房地产能源消耗的目的,开发节能类的房地产项目,从而有效推进社会节能减排的发展。然而,当前尚没有房地产项目全生命周期管理的案例,原因是开发商难以识别选择该管理方式后将面对的风险,不能采取有效地应对措施对风险进行控制。所以,对于开发商而言,对项目全生命周期管理的风险进行控制尤为重要,这就是本研究的出发点。 本文以房地产项目全生命周期管理的风险为研究对象,首先对项目全生命周期管理、房地产项目全生命周期管理、项目风险管理等相关理论进行了回顾,在此基础上对房地产项目全生命周期管理的风险进行独特性分析。进而,通过对房地产项目全生命周期管理进行风险识别、风险度量以及风险应对措施的研究,得到对房地产项目全生命周期管理风险控制的方法。并且以某公司某房地产开发项目为案例进行具体房地产项目全生命周期的风险控制方法研究,最终得出本文的研究结论。 本文认为房地产开发商推进项目全生命周期管理具有可行性和必然性,但需要做好风险控制。根据本研究成果,房地产项目全生命周期管理的风险可以分为国家层面的政策风险、社会层面的市场风险、企业层面的管理风险和项目层面的技术风险等四个方面。开发商需要根据具体的度量结果采用不同诸如风险规避、风险消减、风险分担等应对措施,形成风险应对计划,做好风险的控制。 本研究力求能够丰富和发展项目全生命周期管理理论,同时对我国房地产行业节能减排的推进提供一条新的道路,对房地产企业进行全生命周期管理的风险控制提供一些建议和参考。 | |
英文摘要: | With the world’s voices of environmental protection growing higher and higher, China’s emission on energy resource conversation gets quicker. At the same time, society's awareness of environmental protection has become more and more strongly. This situation fundamentally determines the construction industry, which occupies the first position in energy consumption in China, to consider reducing its energy consumption. So is the real estate industry, which occupies an important seat in the construction industry. It needs to consider energy efficiency in buildings, promoting the rational mode of energy-saving. The largest proportion of energy consumption in real estate is the energy consumption after the consumers live in the houses, and this is also the largest parts for energy-saving. Nevertheless, consumers’ energy consumption, and the living expenses on energy consumption depends on the early planning and design of real estate and using energy-saving materials. According to the project life-cycle management theory, it can effectively reduce the cost of routine period, thereby reduces the total life cycle costs, if a reasonable increase in investment is given. Therefore, real estate developers need to adopt the project life cycle management of energy-saving, to achieve the lowest total cost for the developers and consumers both, and then effectively reduce energy consumption in real estate. However, there is no case of life-cycle management on real estate yet, For real estate developers can not identify the risks faced by, when choose this new mode of management. And they may know nothing about the methods of risk control. Therefore, for the developers, risk control for the project life-cycle management is of great importance, and so is the starting point of this thesis. In this thesis, a research is given to the risk of the whole life-cycle management of real estate projects. And firstly, theories such as the project life-cycle management theory, real estate project life-cycle management theory, project risk management theory, and some other relevant theories will be reviewed. Then based on the review, the unique analysis on the risk of real estate projects will be given under the whole Life-cycle management. Upon this basis, the risk control methods on the whole Life-cycle management of real estate projects will be gain through risk identification, risk measurement and risk response. And a case of a project of a certain company will be given in the end, to give a research on the risk-control method for life-cycle management of estate project. Then the conclusion of the thesis will be gain. This thesis holds that it is feasible and necessary for real estate developers to promote the project life-cycle management, but they need to do a good job in risk control. According to the results of this thesis, the risk of life cycle management on real estate projects can be summed up as the following four areas: national-level policy risks, social-level market risks, enterprise-level management risks and project-level technical risks. Developers need to take specific measures such as risk-aversion, risk-mitigation, risk-sharing and other measures base on the measure results, then design plans for risk response and do a good job of risk control. This thesis will seek to enrich and develop the project life-cycle management theory, and search a new way for the real estate industry of China's reduction of energy conservation, and offer some information and suggestions on the risk control of whole life-cycle management for real estate developers. | |
