中文摘要：	摘要 “商业综合体”，是一种具备较高创新意义的房地产商业模式，以其体量巨大，功能繁多，对区域经济拉动较强的特点，对参与受众提供商业办公、餐饮娱乐、休闲购物、酒店旅行、会议展览等多种服务方式，并在各区间形成功能上互相支撑、互相补充的以商业为核心功能，并集合工作生活服务的建筑综合体。 商业综合体作为国内最新的商业模式之一，因其投资规模大、拉动区域经济力度强、实施风险多元化等特点，倍受各界关注。但商业综合体项目风险管理理论作为项目风险管理理论的一个重要前沿分支，还处于摸索探讨阶段。 本文在国内项目风险管理理论的基础上，采用行业专题研究法、案例诊断研究法、文献调研法等研究方法，对商业综合体建设项目中的项目前期风险、项目建设期风险、项目运营期风险三大风险及其十多个分类风险进行了相关探讨，并就风险的规划、识别、估计与评价、应对等过程进行了详细论述。 通过论述，得到了如下论文体验，一是通过对相关理论的回顾，梳理了商业综合体项目风险管理的流程，并使用相关风险管理方法对实际项目案例进行了有效的管理。二是通过结合实际工作案例的使用，初步形成了能适合自己企业使用的商业综合体项目风险管理方法。 商业综合体项目风险管理作为工程项目管理中的一个重要分支，作为项目管理的一个重要前沿，其理论的形成，无论在学术理论角度、企业经营角度、地方区域经济拉动角度、政府宏观经济调控角度，都具有重大意义，具有良好的经济效益和社会效益。
英文摘要：	Abstract "Commercial complex", is equipped with a high innovation significance of the real estate business model, with its huge volume, multiple functions, on the regional economic characteristics of pull strong, participate in the audience to provide commercial office, catering and entertainment, shopping and leisure travel, hotel, conference and exhibition and other services, building complex and large working life function on supporting each other, complement each other is formed in each interval. Commercial complex as one of the domestic new business model, because of its characteristics of large scale of investment, stimulating regional economic strength is strong, the implementation of risk diversification, has attracted the attention from all walks of life. But the theory of project risk management of the commercial complex as an important frontier branch of the project risk management theory, is still in the exploratory discussion stage. Based on the theory of risk management for domestic projects, this thesis using the industry special research method, case study method, the diagnosis of the literature research method and other research methods, on the construction projects of commercial complex in the pre project risk, project construction period risk, project operation period risk three risk and risk of 10 classification were discussed, and the detail in the planning, risk identification, estimation and evaluation, coping process. Through the elaboration, this thesis obtained the following the experience. Firstly, this thesis through the review of relevant theory, combing the commercial complex project risk management process and the actual project case, the effective management of risks associated with the use of management method. Secondly,the use of combined with the actual case work, this thesis initially formed a suitable method of their own enterprises can use commercial complex project risk management. The commercial complex project risk management as an important branch of engineering project management, as an important frontier of project management, the formation of the theory, both in academic theory angle, angle, enterprise local area economy pulling angle, the government macroeconomic regulation and control point of view, are of great significance, has the good economic efficiency and the social benefit. 5 charts, 18 tables, 53 references.
