中文摘要:中国房地产行业历经三十年的发展,起伏跌宕,风云变幻。在国际经济局势日趋动荡和国内经济转型升级的巨大挑战下,中国房地产行业生存发展的宏观环境发生了重大变化。政府宏观调控的政策持续收紧,从土地市场、融资渠道与规模以及房地产销售环节等各个方面都进行了严格控制。房地产企业生存和发展环境愈发严峻。在此形势下,众多房地产企业日益认识到加强内部管理,规范化运作的重要性。其中,如何有效整合各方面资源,创新人力资源管理方式,通过提高人力资源的效率和创造力,以提升企业运营能力是该产业面临的普遍课题。房地产企业的人力资源管理正在从过去的粗放式管理,逐步向注重规范运营及人才建设的精细化管理方向转变。恒裕地产经过二十余年在房地产市场的探索,积累了一定的土地资源和行业经验,已发展成一个以深圳为中心,辐射珠三角地区的快速成长的房地产企业。但伴随着企业的快速成长,内部管理方面的问题也日益凸显。如:企业运营效率不高、战略规划不够清晰、品牌影响力不足、员工培训投入不足、薪酬对绩效的激励作用未能充分体现、企业文化不鲜明等等。在外部环境压力日趋增大的情况下,完善内部管理,练好内功,对该企业健康发展而言变得日益急迫。为了提升企业运营效率,提高组织工作绩效和员工组织满意度,深入分析恒裕地产现阶段人力资源管理体系存在的问题,在企业战略引导下制定一套结合实际、可操作性强的人力资源管理对策势在必行。本文试图在对房地产行业发展历史的梳理和人力资源管理相关理论的深入了解前提下,运用现代人力资源管理理论及方法,对恒裕地产的内部人力资源管理体系进行剖析,详细分析其在人力资源战略规划、人才招聘及培养、薪酬绩效以及企业文化等方面存在的问题障碍,进而借助研究分析国内行业标杆企业的成熟管理经验和心得,为改善恒裕地产人力资源管理体系建设提供启发和思路。具体而言:明确人力资源管理的重要功能定位,提出各项操作性强的改进措施,夯实人力资源管理体系基础,完善薪酬绩效管理系统,提升人才附加值,为企业实现整体战略提供可靠的人力资源体系保障,促进企业持续健康发展。 
英文摘要:China real estate industry after thirty years of development, ups and downs, amidst the winds of change. Great challenges in the international economic situation becomes turbulent and domestic economic transformation and upgrading, great changes have taken place in the macro environment of survival and development of real estate industry China. Government macro-control policy continued to tighten, from every land market, financing channels and scale of real estate sales and other aspects of the strict control of. The real estate enterprise survival and the development environment is more severe. In this situation, many real estate enterprises increasingly recognize the importance of strengthening the internal management, standardized operation. Among them, how to effectively integrate different resources, the innovation of human resource management, by improving the efficiency and creativity of human resource, in order to promote the enterprise operation ability is a common problem facing the industry. The human resource management of real estate enterprises are from the previous extensive management, and gradually change to the fine management emphasizes standardized operation and talent construction. Hengyue property after more than 20 years in the real estate market exploration, accumulated a certain amount of land resources and industry experience, has developed into a to shenzhen as the center, radiation, the rapid growth of real estate enterprises in the pearl river delta. But along with the rapid growth of the enterprise, the internal management problems are also growing. Such as: enterprise operating efficiency is not high, strategic planning is not clear, the brand influence, is insufficient, inadequate staff training, salary incentive effect on the performance have failed to fully embody, not a clear corporate culture and so on. Under the condition of increasing pressure on the external environment, improve internal management, internal strength, good for the healthy development of the enterprises has become increasingly urgent. In order to improve enterprise's operation efficiency and improve organization performance and employee satisfaction, in-depth analysis of heng yu real estate problems of human resources management system at the present stage, the enterprise strategy guided by a set of practical, strong operability countermeasures of human resources management is imperative. This article is trying to comb the history of the development of real estate industry and the deep understanding of the human resources management syetem related theory premise, using the modern human resources management theory and methods, to hengyue, analyzes the internal management of real estate in the detailed analysis of its human resources strategic planning, recruitment and training, performance pay and problems existing in the enterprise culture barriers, and then with the analysis of the domestic industry benchmarking the mature management experience and lessons of the enterprise, to improve the hengyue property of human resource management system to provide inspiration and train of thought. Specifically: clear the important function of human resource management system, put forward the feasible improvement measures, laying solid foundation of human resources management system, perfect the compensation performance management system, improve the talent value, for the enterprise to implement the overall strategy to provide reliable human resources guarantee system, promote the sustained and healthy development of enterprises.
