中文摘要:近年来随着我国经济持续的发展,人民的收入水平的逐年提高,人们对自身生活品质的要求也不断提高,各行各业在适应这种变化的同时都在寻求新的发展机遇。在国内旅游业迅速发展的同时给酒店业也带来了新的发展契机。天津蓟县唐华酒店是一个度假兼会议型的五星级酒店,在全国酒店业持续升温的大背景下,它的建成将很好的树立企业的品牌形象并为企业的资金运转带来稳定的现金流。酒店建设项目需要在建设初期一次性投入较多资金,并且想要收回造价和赢得效益需要较长时间,一般投资回收期在 10年左右,所以酒店建设项目在过程中的造价控制显得尤为重要。因此,研究酒店建设项目全过程中的造价控制问题,对于整个酒店项目的投资及保障投资方的利益都具有重大意义。本文拟从业主方的角度出发,通过对唐华酒店项目造价控制情况的研究,从酒店建设投资决策、设计、招投标、施工及竣工结算的全过程进行分析,归纳出酒店建设项目各阶段影响造价的关键因素,总结唐华酒店项目造价控制中存在的问题,并采取相应的措施加以控制,进而提出相应改善措施,将其对项目造价的影响降至最低,以实现项目造价控制的总体目标。同时,在其他项目的造价控制工作中,可以借鉴本文提出的部分措施,为其造价控制工作提供一定的参照。本文旨在通过对唐华酒店建设项目这一个案例造价控制的分析,指出酒店建设项目在造价控制工作中普遍存在的问题和不足,并提出相应解决措施,提高酒店建设方的造价控制能力,通过有效的造价控制来降低项目的建设造价,使项目的建设造价控制在预期的目标之内,从而减轻项目筹资工作的压力,确保项目建成后能够良性运转。 
英文摘要:In recent years, as China's economic sustainable development , gradually raise the income level of people's awareness of their own quality of life is also rising , in all walks of life to adapt to this change while are seeking new development opportunities . In the rapid development of domestic tourism , the hotel industry has also brought new development opportunities . Tianjin, North China Tang Hua Hotel is a five-star resort and conference type hotel, the hotel industry in the country continues to heat up in the background, it's built to establish a good brand image and corporate funding for the operation of the enterprise to generate stable cash flow. Hotel construction projects need to invest more in the construction of the initial one-time funds , and want to recover the cost and benefits take a long time to win , the payback period is generally about 10 years, so in the process of hotel construction project cost control is very important . Therefore, the study of the whole process of hotel construction project cost control problems , investment and protection for the interests of investors throughout the hotel projects are of great significance . This paper intends to depart from the perspective of the owner , through the study of Tang Hua hotel project cost control situation , the construction investment decisions from the hotel , the design , bidding , construction and completion of the whole process of settlement analysis , summarized the various stages of hotel construction projects affecting the key factor in the cost of the hotel project summary Tang Hua problems in cost control , and take appropriate measures to control , and then put forward the corresponding improvement measures , their impact on the project cost will be reduced to a minimum in order to achieve the overall objective of the project cost control . At the same time , cost control efforts in other projects , you can learn some of the measures proposed in this paper provide some reference to its cost control efforts . This paper aims to build hotel project by Tang Hua analyze this a case of cost control , noting hotel construction project cost control efforts and the lack of a common problem , and propose solutions to improve cost control hotel construction projects , through effective the construction cost control to reduce the cost of the project , so that the construction cost of the project within the expected control objectives , thereby reducing pressure on the financing of the project , to ensure the healthy functioning of the project can be completed .
