| 中文摘要: | 近些年来,国际酒店管理公司纷纷进入中国市场,这些酒店管理公司不仅切入到我国的四五星级的高端市场获取中国酒店业赢利的大半,近年来又掀起了向我国中档酒店业抢滩的第二次进攻。在其市场扩张的过程中,委托管理成为其在中国进行品牌输出的主要形式,值得关注的是在这个委托代理蓬勃发展的过程中,我国酒店业主却往往处于被动地位,在很多情况下,花费高额管理费却得不到相应的经济收益,成本和收益之间形成了很大的缺口。如何有效地激励约束酒店管理公司,如何使双方形成一个有效制衡的利益共同体,这是我国酒店业亟需解决的严峻课题。本文正是基于这种现实情况,对酒店管理合同受托方与委托方的相互作用机制进行了深入地研究和分析,试图对构建酒店管理合同受托方激励约束机制提供可行性较高的系统思路。 本文首先运用规范研究方法,对一般委托代理关系和酒店管理合同委托代理关系的特征及其运行机制作了规范分析,总结并提炼出有效的委托代理关系应具备的特征,为后续章节激励约束机制的构建提供理论上的指导。其次对我国酒店管理合同受托方与委托方双方委托代理关系现状中存在的问题进行了分析,并指出酒店管理合同各利益相关者都有很大的内在动力改变现状,即构建激励约束机制,文章从内外两个角度系统分析了构建激励约束机制的动力机制。最后文章根据有效委托代理关系的特征,系统地构建了酒店管理合同受托方激励约束机制,其中信息沟通机制的建立、利益共同体的构建、绩效考评机制的设计、奖惩机制的设置四个要素环环相扣、相互影响,构成了激励约束机制的四个要素环节,希望能够对我国酒店业委托管理的实践提供些许帮助。 | |
| 英文摘要: | Recently,the international hotel management groups have been pushing into the hotel market in China.They have earned more than half of the profit in the hotel market of China in the up market including four and five-star hotels.What’s more,they are beginning to enter into the mid-market of hotel in China.And hotel management contract is the main form during the market expanding process of the international hotel groups in China,however,in which the hotel owners are often in the passive position.Specifically,the owners haven’t deserved the equal profit while paying for high management fees,and there is usually a large gap between the costs and benefits.Hence,it becomes an urgency for the hotel industry in China that how to encourage and restraint the hotel groups effectively and how to form an effective interest-balanced community.Based on the truths and facts as above,this thesis carries out a deep research and analysis on the interaction mechanism of the principal and agent sides in the hotel management contract,and tries to provide one systematic way for the construction of the incentive and restraint mechanism. The thesis first analyses the characters and its operating mechanism of the principal-agent relationship,especially in the hotel management contract.Further- more,the thesis points out the main problems of the principal-agent relationship in the implementation process of the hotel management contract,and then analyses the mechanism of driving forces for constructing the incentive and restraint mechanism systematically from both the internal and external angles.After refining the features of an effective principal-agent relationship,which provide the theoretical guidance for the construction of the mechanism,the thesis constructs a systematic incentive and restraint mechanism of the international hotel groups in the last part,including the establishment of the information communication mechanism,the construction of interest-balanced community,the design performance appraisal system and the settings of award-punishment mechanism.The four links of the incentive and restraint mechanism interlock and affect each other closely.And the author hopes the construction of the incentive and restraint mechanism could help Chinese hotel owners cooperate with the international hotel brands more effectively. | |
