| 中文摘要: | 住房金融体系作为房地产业的重要辅助,使得房地产市场快速地繁荣起来。个人住房抵押贷款这种贷款品种因其期限长、零散性高、有资产抵押等特点,成为了各商业银行调整信贷结构的重要途径之一,大力开展此项业务。T银行自2008年提出向零售型银行转型的发展战略后,也一直将个人住房抵押贷款作为零售资产业务的重要发展方向之一。但是,个人住房抵押贷款与市场的经济环境及房地产价格之间紧密相关,一旦经济环境或房地产价格发生变化或波动,会给个人住房抵押贷款带来较大的风险隐患,也会在一定程度上对银行的经营产生影响。近一年来,T银行已经出现了不良贷款增加,不良率上升的势头。这就对T银行的个人住房抵押贷款的风险管理提出了更高的要求。如何规避和化解个人住房抵押贷款业务的风险,使得该项业务能够健康发展成为了急需解决的课题。 本文共分六个部分。在引言部分提出了论文研究的背景、意义、思路框架、方法及创新点,第二章对个人住房抵押贷款及城商行相关概念进行了阐述,回顾了风险管理的相关理论,并综述了国内外相关研究的现状。在论文的第三章,详细分析了T银行个人住房抵押贷款业务的发展现状、风险类型及形成原因。在第四章在阐述T银行在风险管理中所面临的问题的基础上提出了对T银行个人住房抵押贷款业务的风险管理措施。在第五章通过对四个不同风险类型的实例进行分析,对T银行的风险管理提出建议。最后,对本文进行了总结,并提出了研究不足和对未来研究的展望。 本文作者在T银行从事了多年个人贷款的风险管理工作,通过理论分析与实证分析即在结合自身工作经验与相关理论的基础上撰写了本论文,对T银行个人住房抵押贷款的主要风险类型及成因进行了系统的阐述和分析,并根据自身经验结合T银行实际案例提出了对T银行个人住房抵押贷款进行风险管理的具体措施及相关政策建议,希望能够对T银行个人住房抵押贷款业务的健康发展有所帮助。 | |
| 英文摘要: | As one of the most important part of the real estate, the housing finance has made the real estate market flourished quickly. The personal housing mortgage loans has got a rapid development in China, because of the long durations、highly fragmented、asset-backed and other characteristics, the personal housing mortgage loans has become an important way to adjust the credit structure for many commercial banks. After the T bank determined to make the transition to retail-based bank as its strategy since 2008, the bank has also considered the personal housing mortgage loans as a key direction for development. However, the personal housing mortgage loans is closely related to the market of the economic environment and the real estate’s price, once the environment changes or the price fluctuates, it would take a big potential risk to the loans, and also influence the bank’s operation. In the year past, more Non-performing loans have already appeared and the Non-performing rate has increased in T bank which is poor in bearing the risk pressure. So, higher risk management measures of the personal housing mortgage loans is required by T bank. How to avoid and resolve the risk of personal housing mortgage loans while ensure the healthy development of the loans has become urgent to be solved. This paper has six parts. In the introduction part of this paper presents the background of the papers, significance, frameworks, methods and innovative points, followed the first part is the relevant concept and theory reviewed and literature summarized, in this part the concept of personal housing mortgage loans and commercial bank etc. are mentioned and reviewed the theory of the risk management. In the third chapter is an exhaustive analysis of T Bank’s personal housing mortgage loans’ present situation、risk types and causes. Then give some measures of the risk management for T Bank’s personal housing mortgage loans based on the problems which T bank faces in the fourth chapter. In the fifth chapter I analyzed four real cases which have different risk types in T bank in order to give some suggestions to T Bank. Finally is the summary of this paper. The author has worked many years in T bank, engaged in risk management of the personal loan. I wrote this paper based on my own work experience and related theories. I systematically expounded and analyzed the type and reason of the risk of the personal housing mortgage loans in T bank, made some measures and suggestions of the risk management according to my experiences and the T bank’s actual cases. I hope this paper can do some help for the healthy development of T bank’s personal housing mortgage loans. | |
