中文摘要:本文研究的是中国房地产市场上五种不同的评估方法,它们是市场比较法、剩余法、收益法、成本法、现金流折现法,并且以英国房地产市场为借鉴,在对比了两个国家,五种评估方法的基础上,分析了五种方法出现差异的原因。 本文的数据搜集来源于中国不同方位的五个城市,从每个城市选取五例于2012年间被销售出去的房地产,每处房地产都有五个不同的评估值,这五个评估值是由上述五种评估方法得出的。在英国房地产评估借鉴章节,同样选取英国不同方位的五个城市,从每个城市选取五例于2012年间被销售出去的房地产,每例房地产也都有五种不同的评估价值,比较每种方法的评估值的差异,由此引出在我国使用收益法评估房地产价值的不恰当之处,进一步讨论如何解决这一问题。 数据分析运用的是Excel软件,通过各种图表表现出来,具体采用了均值,相关分析,方差分析。在方差分析中,提出了两种假设,在英国房地产市场上,五种评估方法得到的结果其方差更加平稳,在中国的房地产市场上,五种评估方法得到的结果其方差较为不稳定。并进一步讨论为什么在中国的房地产市场上,收益法的评估结果会远低于另外四种评估方法和市场价格,分析原因,提出解决办法。 
英文摘要:The particular focus of the study is the different valuation methods used in the real estate market.There are 5 different normal valuation approaches been used in real estate price area: market comparison, land residual, cost method, income capitalization method and discounted cash flow. This research focused on the differences between these five methods and the reason that caused this phenomenon. Specially, the differences is mainly been tested base on the comparison of UK and China property market. The research picked up 2 group in UK and China market. Each of the group focus on 5 different cities and each city is represented by five residential property prices which have been sold in 2012.Then, using the 5 five different methods to value these property and find out that the income capitalization method is improper in China market. Furthermore, the research discussed the reason of this phenomenon and give out some opinions of solving this problem. The method of data analysis used is visual statistics by Excel software, and the statistical analysis using the correlation analysis,the mean and standard deviation calculations and so on. Two hypotheses have been tested, and as the data shows, UK is a much more mature market, thus has much more evenly distributed standard deviations, and China is a volatile market, which has much bigger swings in the standard deviations of the prices.Furthermore,discussed why the result of income capitalization method is much lower than the other results and analyzed the causes, proposed solutions.
