中文摘要：	随着房价的高企，政府对我国金融、土地、调控、税收等政策进行大幅度的调整，对房地产行业的约束增强，市场竞争也逐步加剧，房地产企业优胜劣汰的进程加速，整个行业的兼并重组、整合也不断发生。房地产企业的经营需要根据政策、行业、市场的变化而创新，面对新的形势和新的发展趋势，房地产企业应选择什么样的发展战略来实现基业长青？笔者认为房地产企业应该在从“商业模式”方面不断创新，通过的打造新的商业模式来应对未来的各种挑战。为阐述好房地产企业商业模式创新问题，本文首先对商业模式的相关理论进行了分析，明确了房地产企业商业模式研究的理论依据和原则。在此基础上，论述了房地产企业商业模式的内涵与要素，并对房地产企业商业模式的创新的途径进行分析。本文根据一般商业模式的基本要素，建立了具体的适合于中国房地产公司的商业模式分析框架，即相互关联的五大核心要素:核心能力、价值链定位、产业联动链、业务模式、和盈利模式。根据该五大核心要素的分析框架，本文分析了A公司这个有代表性企业的商业模式，并结合当前房地产业面临的环境变化、海外房地产企业发展经验和房地产企业发展的现状，总结了房地产企业商业模式创新的要素体系和保障体系，帮助希望打造新商业模式的企业提供有效的借鉴.
英文摘要：	Real estate market is one of the fastest developing markets in China since 1990s.After several years development, real-estate developing companies have now become one of the influencing industries of China national economy. With the development of this industry, and tighten regulation by government, real-eatate developing companyies are now faing difficult and important transition, and in search for lasting path for development. As an important aspect of strategy management ,Business Model is the new and creative solving angle to that puzzle. The concept of Business Model originated from western IT economy,and is now becoming more and more popular in economy in china .How to use this method?Firstly,we rest on theories of companies in western economics, and settle several principles for Business Model pratice in real-estate.Upon five core elements of real-estate companies Business model,this article focuses on the changing from recent Business Model to the future Business Model,and the reason for the change.So this article consists of four chapters.Chapter one introduces some theories of companies in western economics and several principles for Business Model practice in real-estate.On the improves the concept and defines the analyzing frame of five core elements of real-estata companies Business Model.
