中文摘要：	摘 要　　　嘉兴市作为沿海经济发达城市，伴随经济社会发展和居民对生活品质要求的日益提高，物业服务业作为一个朝阳产业得以快速发展。目前，物业管理社会化，专业化、市场化程度明显提高，物业管理覆盖面逐步扩大，物业服务质量有了明显提升，政策法规体系正在完善构建，物业服务企业行为日趋规范，业主消费观念在成熟，物业服务市场环境和行业形象有了较大改善，物业服务业已成为日常生活不可缺少的部分。但是，随着外部经济环境的变化，以及人们对物业服务的要求不断提升，物业服务行业发展正面临着重大挑战，并成为影响社会稳定的突出问题之一。为此，笔者在对嘉兴市住宅小区物业服务现状及问题详细调查基础上，深入剖解住宅小区物业服务中面临的深层次问题。　　　笔者结合多年从事房地产管理工作的实践和体会，对嘉兴市区物业服务企业情况分别进行了量化统计分析。借鉴国内外物业服务成熟经验和相关理论，结合嘉兴市区社会经济发展特点和物业物业行业定位，对当前嘉兴市区物业服务存在的诸多问题进行了分析和梳理，在此基础上，围绕科学、创新、适用的设计思路，提出了落实行业优惠政策，加强分类指导，加快推进物业服务全覆盖，加强物业服务队伍建设，不断提升员工素质；推动物业服务企业服务不断提升服务水平；加强各部门联动，建立住宅小区综合管理协调工作机制；加快建立物业服务纠纷快速处理机制；加强对业主委员会工作指导，发挥业主委员会的作用；加强正确的舆论引导与宣传；建立科学合理符合市场规律的物业服务价格调整机制；加强对物业维修基金管理，理顺通道完善实施细则等物业管理服务新模式，并对模式进行了详细说明。以改进和提升嘉兴市住宅小区物业服务质量和水平，促进嘉兴住宅小区物业服务行业健康发展和居民居住生活品质提高，为嘉兴社会经济发展做出更大的贡献。
英文摘要：	Abstract 　　　Jiaxing as economically developed coastal cities, along with the economic and social development and residents to the increasing requirements on quality of life, property services, as a sunrise industry can be rapid development. To this end, the author on the basis of a detailed investigation of the current situation and problems of residential property services in Jiaxing, in-depth dissection deep-seated problems facing the residential property services. I combine many years engaged in the practice and experience of real estate management, property management companies, maintenance funds, quantitative statistical analysis. Learn from on the mature domestic and foreign property management theory and experience, combined with the geographical features and the development of positioning in Jiaxing City, the many imperfections in the development of the property management is not suitable for the disharmony diagnosis and combing.On the basis of this, innovative the applicable design ideas proposed implementation of the industry preferential policies to strengthen the guidance, to accelerate the full coverage of Property Services, strengthen the construction of Property Services team, and constantly improve the quality of staff; to promote property service enterprise services to improve service levels; strengthen all departments linkage, the establishment of a residential quarters management coordination mechanisms; accelerate the establishment of Property Services disputes fast processing mechanism; strengthen the guidance of the owners 'committee work, the role of the owners' committee; strengthen the correct guidance of public opinion and publicity; establish a scientific and reasonable Property Services comply with the laws of the market price adjustment mechanism; strengthening of property maintenance fund management, to rationalize channel perfect implementation details of a new model of property management services, and the mode described in detail. To improve and enhance the service quality and level of residential property in Jiaxing City, to promote the healthy development of Jiaxing residential property services industry and the residents living to improve the quality of life, and make a greater contribution to social and economic development of Jiaxing.
