中文摘要:随着房地产业的发展,其显著的特征就是从个体房地产阶段发展到了战略联盟房地产阶段。在我国目前的市场环境下,房地产企业发展程度参差不齐,各有长短,总体水平不高。为了获得更多的竞争优势,通常在一定时期内结成房地产企业战略联盟,在更大的程度上共享房地产资源,达到比单独从事房地产活动更好的效果。目前,战略联盟已成为当前我国房地产企业生存与发展的手段之一。 房地产企业战略联盟成员之间形成相互信任、共担风险、共享收益的房地产伙伴合作关系,在房地产服务方面优势互补、房地产服务要素双向或多向流动,达到整个联盟效益的最大化,这也是我国目前以及将来一段时间内房地产企业发展的方向。这种管理模式可以实现风险合理分担,但这并不意味着房地产企业战略联盟的风险不存在或总体风险减少。房地产企业战略联盟的高风险和高失败率常常使得很多房地产企业望而却步,风险问题及由此带来的负面影响不容忽视。因此,找到一种行之有效的联盟模式可供房地产企业实际运作,使联盟获得成功,是一个亟待解决的问题。而如何进行风险管理则是这个联盟模式能否成功的关键所在。 本文首先分析了房地产业发展的趋势和发达国家房地产业的发展情况,结合我国目前房地产企业的发展现状,论述了在我国发展房地产企业战略联盟的必要性。然后,从理论的角度介绍了企业战略联盟的定义、特征、类型、优势等,接着引入企业生命周期概念,构建了一系列基于企业生命周期理论的房地产企业战略联盟的概念模型,并深入探讨了房地产企业战略联盟的运作管理,包括联盟的规范与分工管理、联盟成员间的文化协同和信任沟通等。最后,针对房地产企业战略联盟将会面临的各种风险,研究了如何对联盟的外生风险和内生风险进行识别,如何对风险进行定性评估和定量评估,如何进行风险预控。提出了联盟在企业生命周期的各个阶段如何预防风险的策略。  
英文摘要:With the development of real estate practice, the mode of real estate has changed from individual to alliance. Under the circumstances of present market, the real estate enterprises in our country develop uneven and remain in the medium level as a whole. To gain the competitive advantage, the real estate enterprises from the alliance to share real estate resources together in greater degree, achieve both high flexibility and improved cost , finally arrive the maximum of alliance benefit. The relationship between the real estate enterprises alliance is collaboration: to trust of each other, to share risk and income. This form will be the basic mode of real estate enterprises development in our country in present and not long future. Risk sharing can be achieved by such management model. But this does not mean that the risk does not exist or overall risk reduction in real estate strategic alliances. The high-risk and high failure rate of Real estate strategic alliances holds back a lot of real estate enterprises. And Real estate strategic alliance risks problem and the negative impact resulted from it could not be overlooked. Therefore, finding an effective alliance model operated by real estate enterprises and achieving success of alliance are urgent problems to be solved. And the risk management is a key problem which achieve successive or not. Frist, the paper analyzes the trends of the real estate industry development and the situation of the real estate industry in developed countries firstly. And the author discusses the necessity for developing real estate strategic alliance in china behind the present situation of the development of real estate enterprises. The second, construct a real estate alliance model based of the whole lifecycle theory. To deal with all the kinds of risk which the The real estate alliance would faced in the whole lifecycle,, srecognition method of endogenous risks and exogenous risks is researched. At the last, the paper analyze the ways to control the risk in the logistic strategic alliance.
