| 中文摘要: | 中国的房地产市场是当今世界上最大的房地产市场,随着国民经济持续快速发展,投资得到了突飞猛进地发展,特别是1998年住房制度改革后,房地产业对城乡居住条件的改善起到了巨大促进作用。为了节制房地产的迅猛发展势头,降低房价,2010年开始国家每年都出台控制房价的措施,并且越来越严厉,以节制过热势头。在此环境下,房地产行业开始重新洗牌,对外,大的房产公司逐渐兼并小的房产公司,优势整合,业态整合;对内,强练内功,抓好成本控制,用好每一笔资金,由过去粗放式的资金管理模式向精细化管理迈进。从项目立项到销售交房,对各环节严格的定位及成本测算与复核成为各房产公司采用的有效手段,那么成本控制方法的使用就显得尤为重要。本文的研究目的就是运用现代项目管理理论中成本控制的方法,探讨在房地产项目各环节中的应用。将项目建设分为设计阶段、施工阶段、结算阶段,在设计阶段基于活动的控制原理方法下,在设计任务书中明确限额设计值,结合价值工程定性的分析每一活动的消耗是否合理,能否替代来控制成本;施工阶段将各分部分项工程分解到每一活动,分析每一活动的资源消耗来控制变更、签证、材料采购及工程付款;在结算阶段更是计算每一活动所消耗的资源量,来确定工程量,根据工程量清单报价及合同规定的组价方式确定单价,最终形成工程成本。最后以案例为研究对象,对成本控制方法在实际项目建设各阶段应用效果进行了成本分析,总结了个阶段控制的得失,取得了良好的效果。 关键词:房地产公司 地产项目 成本控制 控制方法 | |
| 英文摘要: | China’s real estate market is the largest real estate market in the modern world. With the sustained and rapid development of the national economy, investment has made a spurt of progress. Especially after the reform of housing system in 1998, the real estate industry has played a great promoting role in improving the living conditions of urban and rural areas. In order to control the rapid development of the real estate and reduce home prices, from 2010 our country has issued a series of measures to control prices every year. And these measures are stricter than before to control overheating momentum. In this environment, the real estate industry began to shuffle. Externally, large real estate companies gradually merged small real estate companies and integrated the advantages and businesses. Internally, they practiced the inner ability with effort, controlled cost, made good use of each of the funds and stepped forward from the past extensive mode of capital management to refined management. From project creation to the sales launch, the strict localization and cost calculation and check in each link became an effective means of various real estate companies. Then the methods of cost control seemed particularly important. The purpose of this study is the use of modern project management cost control, to explore various aspects of real estate projects. Project construction design phase, the construction phase, the settlement stage, consumption is reasonable in design task book clearly limits the design value, combined with the qualitative value engineering analysis for each activity in the design phase is based on the active control principle can No alternative to control costs; construction phase decomposition of each part of the project to each activity, analysis of the resource consumption of each activity to control change, visa, materials, procurement and engineering payment; settlement stage is calculated for each activity consumed the amount of resources to determine the project amount, according to the engineering quantity list quotationand contract the group price under way to determine the unit price, and ultimately the formation of the cost of the project.
