| 中文摘要: | 随着国家宏观调控房地产市场力度的进一步加深,建筑施工行业所受影响日渐凸显,建筑施工企业如何在激烈的市场竞争中生存,如何在竞争中发展,重点在于企业能否建造质量高、造价低、工期短的建筑产品,创造出满意的经济效益,并使其最大化。同时,也为赢得更广阔的市场空间提供有利的条件和保障。因此,施工企业需要从传统事后核算的方式下解脱出来,对项目进行时时地监控和动态调整。这时,工程项目成本管理的有效与否直接关系工程施工企业赢利的空间大小,必将成为市场竞争中更为现实的手段和方法。由此可见,对工程项目中成本控制的方法进项研究则具有重要的意义,成本控制的方法在工程项目中有着至关重要作用。 本文从承包商角度出发,对合生滨海建设项目的成本管理进行研究。在项目价值最大化的前提下,探讨了基于活动的合生滨海项目成本管理,并结合项目成本管理相关理论,对合生滨海建设项目成本管理的问题及原因进行分析,总结出合生滨海建设项目成本管理的核心内容。 在项目成本的估算、预算、控制过程和方法研究中,除了吸取一般项目成本管理理论及方法外,并且结合复合型商业地产建设项目建造模式、技术非标准化、信息不全面、变更较多、跨区域作业等特点,对合生滨海建设项目成本估算、预算和控制的问题及对策进行了重点分析,形成了一套较为完整的针对复合型商业地产建设项目全过程成本管理方法理论,为今后类似项目的建造施工提供了借鉴资料。 在本文最后,总结了本文的研究成果和理论贡献,对项目成本管理的启示,以及目前研究工作存在的不足及今后的研究方向。 | |
| 英文摘要: | With the further deepening of national macro-control of real estate market dynamics, the construction industry is prominent affected, the key of surviving and developing in the aboil market competition is whether the company can create high-quality, low-cost, short-time building products, get satisfied maximum economic benefits, and at the same time, provide the advantageous condition and premise to win a more broad market. Therefore, the construction enterprises should have real-time monitor and dynamic adjustment in a project instead of accounting after the project is finished like the traditional ways. Here, the cost management of construction projects will decide the profit of the project, and it will be a more actual method in market competition. Thus it can be seen that it has a more important significance in researching cost management and cost management will run a vital role in construction project. In this thesis, researching the cost management of the hopson coastal construction project in the angel of contractor. Under the premise of maximizing the value of the project, this thesis discuss the cost management of the hopson coastal construction project, and it analyze the problem and it’s reason in the cost management of the hopson coastal construction project, get a core content of it’s cost management, with the theory of cost management. In the research of budget, estimate and control of project cost, in addition to assimilate common project cost management theory, we analyze the problem and the countermove in the cost management of the hopson coastal construction project with the peculiarity of composite commercial real estate project, such as build mode, not standard technology, not comprehensive information, much alteration, tans-regional operation, and we get a more complete theory of the management method of the hopson coastal construction project cost, it can be a reference of analogous project construction. At the end of this thesis, we summarize our research findings, theoretical contribution, enlightenment to project cost theory, problems existing in current research and future research directions. | |
