中文摘要:改革开放以来,随着我国经济的持续、健康发展,我国的房地产企业出现了前所未有的变化,房地产行业已经成为与国民经济高度关联的产业,既是国民经济的基础性和先导性产业,也是支柱性产业,占GDP的6.6%和四分之一投资。伴随国内房地产市场的进一步繁荣及全球经济一体化的加剧,已由原来的卖方市场演变为买方市场,同时国际房地产企业慢慢的进入中国房地产市场,竞争日益激烈。我国现有的中小房地产企业普遍存在着管理无标准、营销方式老套、风险防范能力低、缺乏竞争力等劣势。本文以J房地产公司项目为实例进行分析,根据项目管理理论体系及房地产项目特征,并结合自身从事房地产项目实践经验及体会,发现并总结其在项目整体运营中存在的问题,结合公司具体情况,针对问题点,引入了现代房地产项目管理知识体系及项目成熟度评价模型,通过定性分析和定量分析,构建评价体系及成熟度模型,对J公司进行成熟度等级的定量评价,提出改善对策从而切实建立一套行之有效的房地产管理体系,来提升项目的管理能力解决当期公司所面临的紧迫问题。通过实例分析J房地产公司项目管理中存在的问题,凭借项目管理的理论、方法在房地产行业的实施、应用,为类似中小房地产项目管理提出了方法和模式并得以借鉴,从而提高房地产开发商的项目管理水平是本文研究的目的。 
英文摘要:Since China's reform and opening up, along with our country economy sustained and healthy development of real estate enterprises of our country emerged an unprecedented change, the real estate industry has become highly associated with national economy industry, is both the basic and guiding industry of the national economy, is also a backbone industry, investment accounted for 6.6% of GDP and a quarter. Along with the further prosperity of domestic real estate market and to the acceleration of global economic integration has evolved from a seller's market to buyer's market, at the same time, international real estate enterprise gradually enter the Chinese real estate market, competition is increasingly fierce. Widespread existing in our country small and medium-sized real estate enterprises with top management, old marketing mode, low risk prevention ability, lack of competitiveness and other disadvantages. Based on J real estate company project as an example to carry on the analysis, according to the theory of project management system and the characteristics of real estate project, and combined with their own practical experience and experience, engaged in real estate projects found and summarized problems of the overall operation of the projects, combined with the specific situation of the company, aiming at the problem, the introduction of modern real estate project management knowledge system and project maturity evaluation model, through the qualitative analysis and quantitative analysis, build the evaluation system and maturity model, quantitative evaluation of J company maturity level, improve the countermeasures to effectively establish an effective real estate management system, to improve project management ability to solve the pressing problems facing the current company. J by analyzing practical problems existing in the project management of real estate company, relying on the theory and method of project management in the implementation of the real estate industry, the application, are proposed for similar small and medium-sized real estate project management method and mode and to guide, improve project management level of real estate developers is the purpose of this study.
