| 中文摘要： | 改革开放以来，随着我国经济的持续、健康发展，我国的房地产企业出现了前所未有的变化，房地产行业已经成为与国民经济高度关联的产业，既是国民经济的基础性和先导性产业,也是支柱性产业，占GDP的6.6%和四分之一投资。伴随国内房地产市场的进一步繁荣及全球经济一体化的加剧，已由原来的卖方市场演变为买方市场，同时国际房地产企业慢慢的进入中国房地产市场，竞争日益激烈。我国现有的中小房地产企业普遍存在着管理无标准、营销方式老套、风险防范能力低、缺乏竞争力等劣势。本文以J房地产公司项目为实例进行分析，根据项目管理理论体系及房地产项目特征，并结合自身从事房地产项目实践经验及体会，发现并总结其在项目整体运营中存在的问题，结合公司具体情况，针对问题点，引入了现代房地产项目管理知识体系及项目成熟度评价模型，通过定性分析和定量分析，构建评价体系及成熟度模型，对J公司进行成熟度等级的定量评价，提出改善对策从而切实建立一套行之有效的房地产管理体系，来提升项目的管理能力解决当期公司所面临的紧迫问题。通过实例分析J房地产公司项目管理中存在的问题，凭借项目管理的理论、方法在房地产行业的实施、应用，为类似中小房地产项目管理提出了方法和模式并得以借鉴，从而提高房地产开发商的项目管理水平是本文研究的目的。 | |
