中文摘要:房地产工程项目建设过程是一个时间周期长、资本投入大、技术要求高及生产和消费复杂的过程,因此,为因应大量不断变化的不确定因素,必须从思想根本上建立风险意识、积极预防和控制风险及重视风险问题,也就是主动进行项目风险管理工作。所以要想成为一个成功的房地产项目管理者,就必须具备成功管理项目各种风险的能力。对于房地产工程项目的风险管理工作已成为项目管理过程中非常热点的问题之一,了解房地产项目风险管理的技术,开展各种风险管理的内容及时地评估防范,对于我国房地产工程项目管理和投资方面都有非常重要的价值。随着中央扩大内需政策的出台,各地基础设施建设的力度逐渐加大。在工程项目实施过程中(特别是大中型工程项目),不可避免地会遇到各种各样的风险,有效地对房地产工程项目进行风险管理是当前研究的热点。本论文研究以风险管理理论为指导,结合房地产工程项目风险管理综述,并结合天赐良园房地产企业案例。具体来说,房地产项目风险管理研究包括以下几个方面:一是主要介绍本论文研究背景、意义,研究方法和内容。二是主要介绍房地产项目风险相关理论包括房地产项目的主要内容、房地产项目风险的特点与分类、房地产项目风险分析的含义与方法与房地产项目风险管理相关理论包括风险管理的定义与产生和发展、房地产项目风险管理的含义、房地产项目风险管理的主要内容及国内外研究现状等,为本论文研究天赐良园房地产项目风险管理提供研究理论依据。三是对天赐良园房地产项目风险管理案例分析,这个部分为本论文研究重点,分析了天赐良园房地产项目基本情况概述与市场特征,天赐良园房地产项目风险识别、风险评估。四是对天赐良园房地产项目风险应对与房地产项目风险管理保障措施。五是结论,为本论文研究进行总结,并提出进一步研究方向。  
英文摘要:The construction of real estate projects need spend a lot of time, capital investment, technical requirements and the complexity of the process of production and consumption.Changing in response to a large number of uncertainties, from thinking fundamentally build risk awareness and actively prevent andcontrol risk and the importance of risk issues, project risk management is active. Therefore, in order to become a successful real estate project managers must have the ability to handle various risks successfully. The risk management of real estate projects has become one of the very hot issues in the project management process.To understand the technology of risk management of real estate projects, and carry out a variety of risk management content for the management and investment of real estate projects in China has a very important value. Following the introduction of the domestic demand expansion policy from central government, the scale of infrastructure construction is gradually increasing. In the project implementation process, especially the large and medium-sized projects, inevitably will encounter a variety of risks, the research about effective risk management of real estate projects currently is very hot. This thesis follows the risk management theory, combined Summary of the risk management of real estate projects and the real estate business case “G.H.Specifically”. The risk management of real estate projects in the study includes the following aspects: Firstly, to introduce the research background, research methods, meaning, and content. Secondly, to introduce the related theories about the risk management of real estate projects, including the major real estate projects, risk characteristics and classification of real estate projects, the meaning and methods of risk analysis in real estate projects. The theories about risk management in real estate project include the definition, emergence and development of risk management, the major content and the research status. All of them become the theoretical basis of this thesis “Risk management research in GH real estate project”. Thirdly, GH real estate project risk management case analysis is the core in the thesis. To analyze the G.H Real Estate Project Overview and market characteristics, risk identification in G.H real estate project, risk assessment. Fourthly, to introduce the response for the risks in GH real estate project and safeguard mechanism for the risk management in the project. Fifthly, this is the conclusion. The summary conclusion of the thesis, and propose further research directions.
