中文摘要:项目质量是房地产企业的生命线。房地产项目质量管理作为房地产项目管理的主要内容,已成为大家的共识。如何提高开发项目的质量管理水平,增强企业的竞争力,已成为我国房地产企业亟待解决的现实问题。本论文通过对相关房地产开发项目质量管理理论的回顾、房地产开发项目质量管理的独特性分析,结合国内外房地产开发项目质量管理现状的分析,在消化吸收国内外先进房地产公司项目质量管理方法和经验的基础上,对远洋地产开发项目的质量管理现状进行了研究,提出了现阶段远洋地产开发项目质量管理的具体措施和方法,以及如何建立远洋地产开发项目质量管理保障体系。本论文通过对远洋地产规划设计、招标采购、施工过程三个阶段的项目质量管理的研究,建议目前远洋地产在规划设计阶段必须成立自己的设计研发小组对开发项目进行优化。在招标采购阶段,要以“技术优先 合理低价中标”为原则,择优选择施工及材料设备供应商。在施工过程阶段要全面贯彻事前控制、事中控制和事后控制的三阶段质量控制原理,并建立适合公司发展战略的全面质量管理保障体系。 
英文摘要:Project quality is the lifeline of real estate enterprises. How to improve the quality of the project management level and How to enhance the competitiveness of the real estate enterprises, have been realistic and urgent problems in real estate enterprises in our country. The text of the dissertation looks backward about the theory of real estate project management, analyses its characteristics, combined with the uniqueness of the real estate development projects as well as the problem of the quality management of real estate development project management in our country, and the development of real estate project quality management experience in foreign countries as a reference basis. It studies the current situation of Sino Ocean Company, puts forward the improvement measures, and how to establish total quality management system of Sino Ocean Company. The text of the dissertation bases on three stages of the development project planning and design stage, bidding and purchasing phase, project construction stage of Sino Ocean Company, draws conclusion that at present Sino Ocean Company must set up its own design and R & D group of development project optimization in the planning and design stage. In the bidding stage, to “technology first and reasonable price” principle, chooses the best construction equipment and materials suppliers. During the construction stage, to implement fully the beforehand control, on-going control and afterwards control of three phase quality control principles, and to set up a suitable strategy of comprehensive quality management guarantee system.
