| 中文摘要: | 90年代以来我国房地产业发展迅猛,房地产项目管理成为现代管理学的重要组成部分,为房地产项目的发展指引方向。论文首先查阅了国内外大量相关文献,总结了房地产项目管理的研究背景、研究意义、国内外研究现状、研究趋势以及研究内容与方法等。 本文重点介绍了价值链理论的内容、价值链理论与其他理论的区别、价值链理论的分析方法。对房地产项目管理的特性进行了分析,并对将价值链理论应用于房地产项目整合管理的可行性进行了详细分析。与其他行业和企业的价值链分析方法和构成相比,房产企业价值链分析方法与构成有着显著特点:首先房地产项目需要企业结合自身情况来安排生产,才能完成实现项目价值目标的过程。而房地产项目管理过程中,创造价值的过程就是实现项目目标的过程。 本文建立了房地产项目的价值链模型,房地产项目的价值链模型包括基本活动管理要素和辅助活动管理要素。本文对房地产项目的部分基本活动要点管理进行了分析,主要分析了以市场需求为导向的产品技术研发,如何将优秀的设计成功转化为产品的高质量施工,如何通过紧扣市场需求来赢得高附加价值的产品营销。 保利东湾项目为一个已交付业主使用的房地产项目,本文结合基于价值链活动的房地产项目管理理论对该项目进行了分析研究,通过实例证明:利用价值链理论的分析方法在改进房地产项目管理、实现房地产项目管理各项目标之间均衡优化的问题等方面,具有深刻的指导意义和现实应用意义。 | |
| 英文摘要: | Since 90s’, real estate in China has developed rapidly. Real estate management as the important part of modern management science becomes the direction for development of real estate projects. In the thesis, firstly the writer reviewed a large number of related literature at home and abroad, then summarized the real estate projects management from research background, significance, status at home and abroad, as well as research trend and research contents and methods etc. The thesis mainly introduces the content of value chain theory, the differences between the value chain theory and other theories, and the analysis method of value chain theory. The thesis analyzes the characteristics of the real estate projects management, and it also has a detailed analysis with the feasibility of the value chain theory which was applied to real estate project integrated management. The real estate enterprise value chain analysis method and structure has obvious features compared with that in other industries and enterprises. Firstly, the real estate project of enterprise needs to arrange production according to its condition, so as to complete realization of project value target. In the process of real estate project management, the process of creating value is the realization of projects objectives. The thesis established a value chain model of real estate project management. The model includes the elements of basic activities management and auxiliary activities management. The thesis analyzed parts of the basic activities of real estate project management which are mainly about the market demand oriented product technology research and development,how to succeed to transfer best design into high quality construction of product,how to stick to the market demand to win the marketing of high additional value products. Poly East Bay project as a real estate project has been delivered to owner to use. This thesis takes the analysis and research based on the activities of value chain theory of real estate project management. It was proved by the example that using the theory of value chain analysis method in improving real estate project management, realization the problem of the balancing and optimization between objectives in real estate project management, has a profound guiding and practical application significance. | |
