| 中文摘要: | 近十多年来,我国房地产业取得了迅速发展,为国民经济的发展发挥了重要作用。但进入21世纪以来,随着客观环境的变化和竞争的加剧,使得房地产市场发生了巨大变化。更加复杂的市场环境需要房地产企业认真思考在新的环境下如何生存和发展?如何获取可持续的竞争优势?房地产企业需要重新审视自身的经营战略。而如何在激进的大环境市场中保持不败之地,都是我们要重视起来的大问题。在本文中,阐述了价值链在我国房地产企业竞争中如何灵活运用这个观点,做到收控自如,有的放矢,运筹帷幄从中观的产业视角出发,以竞争优势理论为主要理论基础,系统研究如何借助价值链这一分析工具,帮助房地产企业持续发展,起着借鉴作用。本论文在国内外研究现状和相关文献分析的基础上,主要研究了以下内容:基于价值链分析法的房地产企业获取竞争优势的理论框架,按照价值链分析法的理论框架,对房地产企业的价值链进行分析,探讨房地产企业基于价值链优化提升竞争优势的途径,实证研究,按照价值链分析法,结合楼尚地产的具体例证,检验本文提出的价值链分析法在房地产企业的具体应用,并提出优化楼尚地产价值链以获取竞争优势的途径。在研究方法上,本论文是以我国房地产业为研究对象,以波特的价值链理论为基础而展开的房地产企业如何提升竞争优势的研究。研究方法主要包括价值链分析法、规范分析与实证分析相结合、定性分析与定量分析相结合以及理论联系实际等。通过对价值链分析在房地产公司竞争优势提升中的运用研究,最终得出以下结论:阐述了价值链在房地产如何保持持续优势的巨大作用,从竞争优势理论得出影响房地产竞争优势的因素,构建了房地产企业的价值链和行业价值链,基于价值链分析得出提升房地产企业竞争优势的途径,结合具体房产案例,分析自身的机会与威胁,并提出改进观点。本论文的创新之处在于,一改以往的文献对价值链的研究大多停留在定性分析的基础之上,尝试用定量分析的方法构建房地产开发企业价值链优化模型,使研究企业价值链更具科学性。本文还系统地提出了基于价值链优化的地产部门如何加快提高自身竞争的优势,对当今通行起着引导和借鉴作用。展望未来,房地产业的繁荣发展也必将成为我国国民经济的强劲增长点。房地产开发企业要时刻关注企业自身优势,劣势,分析机会与威胁。居安思危,不断增强自身的品牌实力,形成强大的竞争优势。关键词:价值链 竞争优势 战略合作 顾客让渡价值 | |
| 英文摘要: | In recent years, China's real estate industry has achieved rapid development, has played an important role in the development of the national economy. But since the start of 21 Century, with the objective environment changes and competition intensifies, it makes the real estate market has undergone tremendous changes. In more complicated market environment, real estate enterprises need to seriously consider how to survive and develop in the new condition? How to obtain sustainable competitive advantage? Real estate enterprises need to re-examine their business strategy. And how to become the talent showing itself and form sustainable competitive advantage in the fierce market competition has become an important subject in front of Chinese real estate enterprises. Based on the above background, this thesis puts forward "The Application Research based on the value chain in the small and medium-sized real estate enterprises competitive advantages in the construction". This thesis from the industrial perspective, the competitive advantage theory as the main theoretical foundation, system, study on how to use the analysis tool of value chain, methods and ways to help the real estate enterprises to obtain a sustainable competitive advantage. On the basis of analysis of the current situation and the related literature at home and abroad in this thesis, the main research contents are as follows:theoretical framework to gain competitive advantage based on value chain analysis in real estate enterprises. Analyze the value chain of real estate enterprise in accordance with the theory framework of value chain analysis. Explore the way to enhance the competitive advantage based on value chain optimization in real estate enterprises. According to the value chain analysis method, combined with the specific example of building is the real estate inspection is presented in this thesis, value chain analysis method in these application in real estate enterprises, and puts forward the ways to optimize the building is the property value chain to gain competitive advantage. About research methods, this thesis is based on the real estate of our country as the research object, research on how to enhance the competitive advantage to Potter's theory of the value chain as the foundation of the real estate enterprises. The research methods mainly include value chain analysis method, combining normative analysis and positive analysis, qualitative analysis and quantitative analysis and the combination of theory and practice. Through the application research about advancing competitive advantages eventually reached the following conclusions, It expounds the important significance of research on the real application of the value chain of real estate competitive advantage, Based on the theory of competitive advantage, it finds factors that. It is builds the value chain and industry value chain. It finds the way based on the value chain analysis, through the empirical study of the specific real estate enterprises, it analyzes the competitive advantages and disadvantages, and puts forward some corresponding improving measures. The innovation of this thesis lies in, changed the literature research on the value chain are mostly based on qualitative analysis, attempts by using the method of quantitative analysis model of real estate development enterprise value chain optimization, the research on enterprise value chain more scientific. This thesis also systematically put forward the optimization of value chain of real estate development enterprise competitive advantage based on the way, has the certain reference value to the actual. Looking to the future, prosperity and development of the real estate industry will be strong growth point of national economy in our country.
