| 中文摘要: | 随着国家经济的高速发展,自2002年开始我国房地产市场进入了牛市,众所周知,房地产的增长对于国家经济增长与相关企业的发展具有很大的带动作用,但随着住宅价格的不断上涨,房价对于大部分工薪阶层而言开始成为了一座大山,不少城市的价格已远远超出住房用户的实际购买能力,而国家也开始对此情况进行研究并开始了宏观调控。就目前而言,调控后的房价依然还处于较高的水平,但较前几年有了一定的缓解,而各大房产企业也均受到了不同程度的影响,开始将自己的目标由住宅地产改为了商业地产、旅游地产等。随着一直以来坚持做住宅的万科高调宣布正式进入商业地产市场,标志着中国的房产正式进入了商业地产时代。 各种城市综合体如雨后春笋般出现的大众的视线中,光上海出现的城市综合体就已经超过一百个,如再加上北京、广州等一线城市的城市综合体数量,这个数字将非常巨大,更不用说目前正在建设中的主力军,二三线城市。大量的城市综合体就意味着大量的人才,各地产企业在不断转型的同时,商业地产的人才缺口也开始逐步加大,如何有效的发掘与培养商业地产的人才成为了地产公司HR们的一个普遍课题。商业地产的人才成型较住宅地产要远远困难得多,地产有一句话是这么说的:“会做住宅只是一个小学生,会做商业才意味着大学毕业。”商业地产自开发,建设,到运营管理周期较住宅地产而言非常长,据行业统计,超过15万平方米的一个购物中心自拿地开始到成熟基本都需要5年以上,而公司内部培养的人才不一定能完全补充人才空缺,所以寻找优秀的空降兵就成为了各大企业快速进入商业地产领域的捷径。 本研究通过对商业地产开发企业的研究,并具体以新兴地产开发企业上海ZF地产集团为例,通过分析ZF地产集团来求证商业地产人才招聘与配置的变化,总结经验与教训,力求可以给商业地产行业公司的人才招聘具有借鉴意义。 | |
