中文摘要:本篇论文的核心为项目组合战略。其目的不仅是对几年来在南开大学EMBA学习的组织和总结,并结合自己所在公司的实际情况,制定出未来5年到10年的企业发展战略初稿。通过对项目导向型企业理论的分析和运用、对城市基础设施工程项目代建管理、房地产等市场走势的预测,以及对国家“十二五规划”的研究和学习等方法,来对企业内部结构有针对性的加以优化整合。优化整合企业内部结构,战略转型企业未来的主营构成,建立健全各项部门和分支机构,以最终形成统一的集团化管理的新型项目导向型企业作为论文研究的主要成果。本文对国内外有关建设工程项目组织的相关资料的学习,并借鉴服务科学的观点理论,进行具体的分析:(1)对项目导向型组织模式的国内外研究现状进行分析并对理论与方法进行回顾。(2)公司的外部环境从宏观背景和行业环境等两个方面进行了较为详尽的思索,随后对公司在此条件下所处的机遇进行了分析,并着重从青岛市相关行业的角度进行剖析和比较。(3)由于我公司实际上是一个项目导向型企业,而项目导向型企业战略的核心就是项目组合的战略。因此,在对公司进行全面的分析后,通过对公司发展战略层面的思索对目前的经营、公司内部优势、战略五要素以及核心竞争力等方面进行详细分析。(4)通过对宏观背景和行业环境等两个方面的认真思索,从而对公司的发展方向和目标进行制定,并进一步提出公司整体的发展战略指导思想和具体方法。(5)对公司整体的发展战略做出较为详细的规划。(6)对公司整体的发展战略做出较为详细的分析。通过理论联系实际,在对专业知识、房地产项目开发等行业未来发展方向,及国家“十二五规划”的研究、分析和预测,并最终使之与自身企业有机结合,并加以优化整合企业内部结构,最终制定出未来5年到10年的企业发展战略初稿来作为论文最终结论。 
英文摘要:The core of this paper is project combination strategy. It is not only a summary of few years EMBA study in Nankai University, but also a draft development strategy over the next 5 to 10, connecting with company reality. Through to the analysis and utilization of project guidance enterprise theory, as well as to National 12th five-year plan, several methods is been taken to optimize the internal structure. The optimized conformity internal structure, the future main camp constitution, the perfect department and the branch office, and finally the unified collectivization management are the main achievement the paper. Based on the literature research, with advanced idea of science service, the mainly studies contents are as following: (1) Research status of the project-oriented organizational model and related theories and methods were reviewed. (2) Analyzed the external environment from the macro trend and industrial environment. In this section, the real estate industry environment of Qingdao city is analyzed specially. (3) Because our company’s reality, a project-oriented company, the company's existing business, internal resources, strategy and core competitive power are analyzed detailed. (4) Following the macro environment research and analysis, the enterprise development target is preliminary positioning, and forming the overall enterprise development strategy ideas and patterns. (5) Enterprise development strategy is more planned detailed. (6) Some of the specific problems of implementing the strategy of enterprise development are analyzed. Based on the apply of theory to reality, the analysis of real estate future development direction, as well as National 12th five-year plan combining with the company reality, a draft of enterprise developmental strategy for 5 years to 10 year is formulated.
