| 中文摘要: | 通过近三十年的发展,我国的房地产业从无到有,至今已经焕发出勃勃生机。随着国家对房地产业的政策调控的加强,以及市场竞争激烈的加巨,各房地产开发企业都面临着巨大压力,如何降低成本、提高利润,在市场竞争中占有一席之地,是各个房地产企业考虑的重要问题。我国有大量的中小型房地产企业,对这些企业来说,在市场环境恶劣的情况下通过成本的控制来提高企业的生存能力,使企业得以持续发展,就显得尤为重要。采购成本是成本管理的一个相当重要的环节,采购管理的目的就是对采购成本进行控制。在很多大型房地产开发企业中,采购管理采用了集中采购、战略采购等很多先进的规模化采购模式,通过这些方法使采购成本得以有效的降低,但由于中小型的房地产开发企业在资金实力、管理能力、公司结构等多种因素造成的原因,先进的采购管理方法有时候会难以采用和实施。本文以大部分中小型房地产开发企业目前主要采用的采购管理模式为出发点,从理论研究入手,分别从采购管理过程中的供应商管理、风险控制、合同制定以及采购计划的制定等几个环节分析总结出影响采购管理效益的关键因素,通过结合自身在采购管理过程中的经验,提出了对采购过程中的这几个环节进行精细化管理的方式和方法,使这种采购管理模式能够得到优化和改进,确保采购成本得以更好的控制,以提高中小型房地产企业的竞争力。 | |

How to reduce cost, improve profits, be a winner in the market, are critical questions need to be considered by all real estate enterprises Our country has a large number of small and medium-sized real estate enterprise, it is top important to improve the enterprise survival capacity and sustainable development in the bad market condition by cost controlling. Purchase cost is a very important factor in cost management, the target for purchase management is cost control. In many large real estate development enterprise, they use methods of centralized purchasing, strategic sourcing and many advanced large-scale purchasing, Through these methods can effectively reduce the purchasing cost, but because of some problems of financial capacity, management ability, company structure and so on, Advanced purchasing management method can sometimes be difficult to adopt and implement This thesis studied from most of the small and medium-sized real estate enterprise through main management mode, analyze and summarized the key factor which influence the benefit in the supplier management process, Through the theory research, separately from risk control, contract edit and purchase plan, use self experience in the purchasing management processing, give better proposals and solution of management for the procurement process, optimize purchase management mode to ensure the purchasing cost to be better controlled, in order to improve the small and medium-sized real estate enterprise have more competitiveness | |
