中文摘要: | 在房地产项目开发过程中,成本管理是一直以来为房地产企业所重视,但也是一直以来困扰房地产企业和房地产项目管理者的一个问题。本论文就是在这样一种客观的项目管理背景下,提出了自己研究的目的和研究的方法。首先问论文研究了国内外不同阶段不同角度的房地产成本管理和项目成本管理的基本原理和方法。其次本论文认为房地产开发过程是一个非常复杂的系统工程,将房地产项目的开发过程划分为四个阶段,即立项决策阶段、设计计划阶段、实施阶段和验收交付阶段。在项目的立项决策阶段主要运用盈亏平衡分析的方法对项目投资决策进行分析;在项目的设计计划阶段运用价值工程分析方法,对项目实施的方案进行理论支撑;在项目实施阶段运用挣值分析法结合传统成本管理方法实现对项目实施过程进行管理、预测、分析,努力实现对项目的前瞻性管理;最后在项目验收交付阶段运用决算管理的方法对验收后的工作进行解决,同时提出要注重对已经完成的房地产项目进行成本管理数据的搜集和整理,建立房地产成本管理乃至于房地产项目管理的数据库,为未来开发其他各类型项目打下坚实的理论基础。最后本论文选取了SMT集团在天津投资的物流项目对论文所阐述的房地产项目成本管理方法进行了一系列的验证。 本论文作者认为由于自身知识理论的局限性本论为还存在这样那样的问题,主要在日后的工作和学习中还要继续不断学习,对房地产企业来说与施工单位的成本管理的差异性究竟在何处,房地产企业直接拥有的资源就是使何种范围,房地产成本管理与现代项目管理软件的应用与关系等问题都还需要做出大量的研究和实际工作。 | |
英文摘要: | In the real estate project development process, cost management is always for the real estate enterprise value, but also have been distressed real estate enterprises and real estate project management a problem. This paper is in such an objective project management background, proposed own research purpose and research method. Ask thesis studied at home and abroad the different stages and different angles of the cost of real estate management and the project cost management of the basic principles and methods. Secondly, this thesis believes that the real estate development process is a very complex system project, real estate project development process is divided into four stages, namely the project decision stage, design stage, the implementation stage and acceptance stage. In the project decision-making phase mainly use the profit and loss balance analysis methods on project investment decision analysis; in the project design plan stage by using the value engineering analysis method, to the implementation of the project scheme theory support; in the project implementation stage using earned value analysis method with the traditional cost management method for the implementation of the project process management, forecasting, analysis, to achieve the project of prospective management; finally, in project acceptance stage using accounts management method for acceptance after work settlement, at the same time puts forward to want to pay attention to the already completed real estate project cost management data collection and sorting, the establishment of real estate management and cost management of real estate project database, for future development of other various types of projects and lay a solid theoretical foundation. Finally, this thesis chooses the SMT group in Tianjin investment project of the real estate project cost management method undertook a series of verification. The author of this paper thinks that because of their theoretical knowledge of the limitations of this theory as the still existing such and such problem, mainly in the future work and study and to continue learning, the real estate enterprises and the construction unit cost management difference in where after all, real estate enterprise directly owned resources is to make the, the cost of real estate management and modern project management software application and relationship problems are also needed to make a lot of research and practical work. | |
