中文摘要：	项目财务及风险可行性分析是项目评估的一个重要组成部分。项目财务可行性分析是从投资人的角度考虑项目的成本与收益问题，以及项目在财务方面是否可行和如何优化的问题。项目风险可行性分析作为项目评估的一个部分，也是结合财务分析的有机补充。所以任何一个项目都必须做项目财务及风险可行性分析。本文从市场定位、开发理念、建设内容、人员配备及酒店市场预测等方面对天房团泊酒店存在的问题进行了研究和论述，进而通过财务可行性分析的方法对该项目进行了投融资分析和经济指标分析，但在指标分析中显示天房团泊酒店由于出投资较大，致使项目内部收益率仅为11.8%，低于行业平均标准。文章最后在风险分析中将这些问题和潜在风险做以识别和应对。本文研究的目的在于通过财务可行性分析，对天房团泊酒店进行模拟经营预测，尽早发现各类影响经营的数据及问题。在投资前将这些问题提示给项目投资人与决策人，避免酒店今后收益回报较低、投资回收期长。同时也能将该酒店的分析方法复制到天房投资的其他酒店中，作为集团今后财务分析的重要工具。
英文摘要：	Project financial feasibility analysis is an important component of the project evaluation. The project financial feasibility analysis is to consider the costs and benefits of the project, as well as project feasibility and how to optimize the financial aspects of the problem from the perspective of investors. As a part of the project evaluation, feasibility analysis of project risks, combined with a financial analysis of the organic supplement. Any one item will have to do the project financial and risk feasibility analysis. Described problem the Kaaba Tuanbo hotel exists in terms of market positioning, concept development, construction, content, staffing and hotel market forecast, and then through financial feasibility analysis of the project investment and financing analysis and economic the indicators show days in the index of Housing Mission Park Hotel investment is large, resulting in the project internal revenue was only 11.8%, below the industry average standard. Finally, in these problems and potential risks of the risk analysis will be done to identify and respond to. The purpose of this study is that the financial feasibility analysis, prediction, early detection of the operating data and problems of various types of impact on the Kaaba Tuanbo hotel business simulation. These problems suggest that the pre-investment to the project investors and decision makers to avoid the hotel will lower the returns, long payback period. Analysis of the hotel is copied to the other hotels in the Kaaba Investment Group in the future an important tool of financial analysis.
