中文摘要:中文摘要当前世界金融危机影响还未消失,美国经济持续低迷,欧盟债务危机爆发,世界经济正处在缓慢复苏的过程。中国经济虽然受到了影响,但还保持较高的经济增长率,为全球经济的发展做出了极其重要的贡献。房地产业在我国国民经济的增长中一直占据着重要位置,但近年来的“高房价”让国家出台了一系列宏观调控政策,国内各房地产公司相继步入楼市“冬季”,这使得一直困扰着房地产业的融资难问题再次成为房地产业界的焦点,如何合理、有效、安全地进行房地产项目融资,成为当今房地产业顺利“过冬“的重要保证。本文以房地产项目融资相关理论为基础,首先阐述了房地产项目融资相关理论的涵义与特点,指出了房地产融资对房地产企业的生存和发展有着重要的作用,在当今紧缩的宏观经济调控背景下更是重要,积极采取合作开发融资方式进行房地产项目开发,是各个房地产企业顺利度过“冬天”的可靠保障。在进行房地产项目融资方式决策的时候,房地产开发企业需要对各种融资方式的成本、风险等因素进行评估。房地产项目融资,作为经济领域典型的项目融资,更需要房地产企业对以上因素进行详细的分析后,才能做出准确的项目融资决策。本文在比较国内外各种可行的房地产项目融资方式的基础上,总结出在国家不短完善房地产相关的金融法律以及金融体系的同时,通过合作开发融资方式进行房地产项目开发,可以使房地产企业有效的获得项目开发所需资金,并得以不断的发展。论文对万科集团以及中山城市花园项目融资进行了深入的案例分析。通过对各种融资方式的比较,分析万科集团对中山城市花园项目采用合作开发融资成功的原因,同时指出房地产融资宏观金融体系还有待完善。论文的研究对于在当前宏观经济环境下,我国的房地产企业如何有效进行项目融资起到一定指导作用。 关键词:融资方式 房地产企业 万科集团 
英文摘要:Abstract The current financial crisis affect the world has not disappeared, the United States continued economic downturn, the debt crisis, the world economy is in the process of slow recovery. China's economic although have been affected, but also to maintain high economic growth, for the development of the global economy has made important contribution. The real estate industry in China's national economic growth has been occupies an important position, but in recent years the "high house prices" let the country has issued a series of macroeconomic regulation and control policy, the domestic various real estate companies have into the property market "winter", making has been plagued by the real estate industry financing problems once again become the focus of the real estate industry, how to reasonable, effective and safe for real estate project financing, become the real estate industry well "winter" important guarantee. Based on the real estate project financing and the related theory as a foundation, first expounded real estate project financing and the related theory of meaning and characteristics, and points out that the real estate financing for the real estate industry irreplaceable important role, especially in today's tightening the macroeconomic regulation under the policy, taking active cooperation development financing way for real estate project financing, is real estate enterprise can live each "winter" reliable guarantee. In project financing way selection, investors need to consider various financing way of financing costs, financing risk factors.
