中文摘要:在我国经济社会发展中银行体系一直扮演着重要的角色,它对我国国民经济的持续健康发展起着十分关键的作用。如同社会经济中的各个产业一样,房地产业的发展也同样离不开商业银行的金融支持。信用风险作为一种最古老的风险形式一直困扰着银行业的发展,至今它仍然是现代银行破产倒闭的主要原因。近几年我国房地产市场趋于活跃,部分城市房地产价格上涨过快,国务院多次出台促进房地产市场平稳健康发展,遏制房价过快上涨的措施。当前我国银行业金融基础设施尚不健全,且自身抗风险能力较为脆弱,与此同时我国在房地产市场化发展中也没有经历过大的起伏。如何提高我国商业银行房地产信贷业务的信用风险管理水平是我国金融界最紧迫的课题。本文首先对房地产贷款的概念、商业银行风险管理的概念及相关风险管理理论进行概述,然后介绍了我国商业银行房地产贷款信用风险成因,并基于《新巴塞尔资本协议》重点对商业银行房地产贷款信用风险的识别、计量、监测和控制等进行了分析研究。其次介绍了我国房地产贷款的发展历程和发展现状,提出了我国商业银行房地产贷款信用风险管理中存在的问题。然后阐述了我国商业银行房地产贷款信用风险防范与控制理论,并对国外的管理经验做出了介绍。最后以X银行房地产贷款信用风险管理的理论与实践进行了案例分析。研究中运用了系统研究方法、规范研究与实证研究相结合、定性研究与定量研究相结合以及案例分析法,对如何防范与控制房地产贷款信用风险进行了分析。在我国商业银行房地产贷款风险管理有待加强的情况下,各商业银行应不断提高房地产贷款信用风险管理能力,完善房地产贷款信用风险防范体系和控制体系,促进商业银行健康、长远发展。 
英文摘要:The banking system plays a very important position in China's social and economic life, and it also play a key role in the sustained and healthy growth of China's economy. The development and growth of any industry are inseparable from the financial support of the commercial banks, real estate is also true. Credit risk as one of the oldest forms of risk has been plagued by the development of the banking sector, since it is still the main reason for the bankruptcy of modern banking. In recent years, China's real estate market became more activity and the urban real estate prices rose too fast. The State Department repeatedly makes new measures to curb housing prices, and also to promote stable and healthy development in the real estate market. China's banking infrastructure is not sound, and their own ability to resist risks are more vulnerable. At the same time China's development of the real estate market has not experienced major upheavals.How to improve credit risk management level of real estate loan credit risk in China’s commercial bank is the most urgent task to China's financial sector. This article first provides the concept of real estate loan and risk management in commercial banks , takes an overview of related risk management theory. And then the article introduce the causes of real estate loan credit risk in China’s commercial bank. Based on "The New Basel Capital Accord” in China’s commercial bank, this article analyzes the identification, measurement, monitor and control of real estate loan credit risk. Secondly it describes the development process and the development status of China's real estate loan, then proposes problems of real estate loan credit risk in China’s commercial bank.And then this article describes the prevention and control theory of real estate loan credit risk in China’s commercial bank,and introduces foreign management experience. Finally, the article introduces the credit risk management theory and practice of real estate loan in X-bank. The article has some research methods to analysis how to prevent and control real estate loan credit risk , for example the “System Research Method”, “Normative Research And Empirical Research Combining Method”, “Qualitative Research And Quantitative Research Combining Method” and “Case Analysis Method”. China's commercial bank risk management of real estate loan needs to be strengthened. Commercial banks should improve the management capabilities in real estate loan credit risk continuously, and improve the prevention system and control system in real estate loan credit risk, in order to promote the health and long-term development of commercial banks.
