中文摘要:近年来,以大型购物广场为主要形式的商业地产在我国快速发展,出于追求高利润的目的,商业地产行业不断涌入开发商、投资商进行开发投资。但是在商业地产快速发展的背后,行业内也出现了许多问题不得不需要开发商正面面对。在激烈的市场竞争面前,如何积极正确的吸收来自国外的商业地产先进理念,以及结合我国特有的商业市场氛围选择一套适合自己的商业地产经营模式,已经是商业地产开发商必须面对的问题。本文在充分了解国内外商业地产经营模式发展过程与理论研究之后,重点对商业地产经营模式分类以及选择标准做了详细研究,并且结合现实案例对商业地产经营模式的选择做了具体分析,在一定程度上为我国商业地产开发商在经营模式选择上提供了理论参考依据。论文结合文献分析法、案例分析法进行研究。在文献分析中,通过对国内外文献的阅读、整理、归纳、总结,确定了商业地产以及商业地产经营模式的相关理论;比较系统的对有关理论书籍、行业期刊、学术报告及专业论文做了深入研究,为本论文所要研究的主要问题打下了非常坚实的理论基础。在案例分析中,本文以顺达家居广场为研究对象。论文全面分析了当前国内商业地产经营模式及发展趋势,结合理论知识与分析工具,进行了较为系统、全面的梳理,最终为商业地产行业提出了具有一定可操作性的建议,具有一定理论借鉴作用。本论文创新主要表现在:对商业地产项目经营模式进行研究;对国内若干商业地产经营模式进行系统分类与对比分析;对开发商如何选择商业地产经营模式进行分析。 
英文摘要:Recent years have witnessed the fast development of commercial property in China which is featured by grand shopping mall. In pursuit of high margins, more developers and investors are engaged in this business. The prosperity of development also poses some difficulties to developers. Facing the fierce market competition, property developers must promptly address issues such as how to absorb the foreign advanced conceptions of commercial property and choose operating model that conforms to our own business atmosphere. On the basis of research on development process and the relevant theories of both domestic and abroad commercial property operation model, the thesis conducts in-depth analysis of the classification of operation model and standards as well as the choice of operation model with combination of actual cases, thus, to a certain extend, providing references for the choice of operation model in China. This thesis combines the literature analysis and case analysis to study. In the part of literature analysis, the author read, analyzed, sorted, summarized and determined the commercial real estate and the related theory of the operation model of commercial real estate; then the author made a systematic and in-depth research on the related theory books, trade journals, academic reports and professional thesis so as to lay a very solid theoretical foundation for the main topics in this thesis. In the part of case analysis, the author took the Shunda Home Plaza as its study object and made a comprehensive analysis on current operation models and development trends of the domestic commercial real estate. The author integrated the theoretical knowledge and analytical tools into the thesis to conduct systematic, comprehensive screening and classifications. Ultimately the author suggested some operational recommendations to the commercial real estate industry and the recommendations for the improvement of its theories. The mainly innovations of the thesis are mainly manifested in: Researching the operation model of commercial real estate projects, Making systematic classifications and comparative analysis to the operation models of a number of domestic commercial real estates: Making analysis for developers how to choose the operation models to the commercial real estate.
