中文摘要:随着我国经济的腾飞发展,企业之间的竞争也日益激烈,绩效评价越来越受到企业管理者的重视。本世纪以来,许多的企业纷纷将绩效评估作为自己核心竞争力的一部分,建立完善公司治理机制。企业的管理者需要具备战略眼光,从长远上为公司制定规划。平衡记分卡的出现顺应了这一趋势,它以公司的整体价值的实现为目标,通过四个方面具体指标的衡量来促进企业的长远发展。这四个方面的指标财务、客户、内部流程、学习与成长。通过对这一指标体系的建立,可以使得企业以战略目标为发展方向,让企业的管理过程与其长期战略联系起来。平衡记分卡是一种基于战略的高效的绩效评价方法。进入2000年以来,房地产行业迅猛发展,房地产业也成为很多地方的支柱产业,这与代理公司的推动作用是分不开的。代理公司作为服务业,人力资本使其支撑资本,在房地产业迅速发展的同时,代理公司之间的竞争也越来越激烈,而代理商之间的竞争主要是人才的竞争,所以,代理公司非常重视引进优秀的专业人士,尤其是对这些专业人才的培养和激励。在这种背景下,房地产代理商开始研究用何种方法对人力资本价值进行客观的评价。本文在基于当前中国房地产代理行业人力资本绩效评价的现状,分析了将平衡记分卡工具引入代理行业人力资本绩效评价的可行性,在财务、客户、内部流程、学习与成长四个方面对人力资本绩效进行层层分解,建立起对房地产代理行业的发展有积极促进作用的评价体系。并且以乐原置业顾问有限公司为例,计算相关指标数值,应用层次分析法确定指标权重,得到对公司的考核激励有借鉴意义的人力资本绩效评价表。 
英文摘要:With the continuing in-depth development of the market economy, the performance evaluation is becoming an important issue for enterprises. Since the 1990s, the world's top 100 enterprises have established a new enterprise performance management system, setting off a revolution in business management. The face of fierce external competition, corporate executives stood to the height of the strategic management of the overall planning for the development of the company. Balanced scorecard has greater advantages in the integrated treatment of good business performance management. It decomposes and transforms business goals to the system of measurable indicators through financial, customer, internal processes, learning and growth of four aspects. Through the establishment of this index system, can make the strategic objectives for the development of direction, so that the management process linked to its long-term strategy. "Harvard Business Review" Balanced Scorecard named "Over the past 80 years one of the top ten most influential management concepts, is an effective strategic management and performance evaluation. Since the beginning of 2000, the real estate industry rapid development, the real estate industry has also become the pillar industry of the many places, with the support of the agency to promote the role are inseparable. Competition between the rapid develop of real estate agents are more and more intense. Competition between the agents is the talent competition, so the agency began to absorb the talents and to think how to stimulate their faster to create better sales efforts. In this context, how to evaluate the value of human capital to become real estate agents need to be resolved. This paper attempts to the Balanced Scorecard into the performance evaluation of the real estate agency trade, human capital, financial, customer, internal processes, learning and growth of the four aspects of human capital performance down to every level, to establish the adaptation to the development of real estate agency industry the trend of the performance evaluation system. To LeYuan property consultant limited company for example, calculating the correlation index, using Analytical Hierarchy Process to determine the index weight, and getting the company's human capital performance evaluation form.
