| 中文摘要: | 伴随着经济的快速发展,我国住宅地产行业经历了爆发式的增长阶段,逐步成为国民经济的支柱产业。但是在发展过程中,行业内暴露出一系列问题,影响了国民经济的健康发展和社会稳定,于是,我国实施了史上最严格的调控政策,目前调控效果逐步显现,有人预言房地产业的冬天已经来临。面对激烈的竞争和政策的束缚,房地产开发企业,特别是中小企业,其生存环境越来越严峻,制定出有效的、可行的战略成为其生存和发展的迫切需要。H公司是一家区域性的、小型的房地产开发企业,对众多小型房地产企业具有一定的代表意义,本文希望通过对其战略的研究,不仅为H公司指明战略方向,同时为类似企业提供一定的方法和结论方面的参考。本文首先对国内及区域房地产业的市场环境进行了深入分析,对未来发展趋势做出了预测,然后对H公司的资源和能力进行了分析。综合考虑内外部环境,确定了公司面临的机会与威胁、自身的优势与劣势,通过相关模型和工具,制定出了公司未来的相关多元化发展战略。多元化需要明确该选择哪些业务,所以文章又对相关业务的市场吸引力进行了评估,并对公司资源能力与业务关键成功因素之间的匹配度进行了分析,确立了公司的三个业务方向,即住宅地产、旅游地产和商业地产,进而制定了公司未来几年的发展目标,并提出了各业务的竞争战略。为了公司战略的有效实施,本文最后对公司的组织体系和职能管理体系进行了优化。 | |
| 英文摘要: | With the rapid growth of economy, the residential real estate industry of China had experienced an explosive growth period, and been the backbone of the national economy. However, the industry has exposed a series of problems in the process of development. The problems have made some disastrous effects on the country’s economy health and social stability, so China is implementing the most stringent regulation policies. The regulation effects gradually appear and some people predict that the winter of real estate industry is coming. Facing with the fierce competition and the policy regulation, the real estate enterprises, especially the small ones, are faced with hard environments, so effective, feasible strategies are essential. H Real Estate Company is a regional and small company. The research on the strategies of H Company may provide the similar companies with some methods and conclusions. This paper firstly takes deep analysis on national and regional real estate market environment, predicts the future development direction, and analyses the inner environment of H Company, and then makes diversification strategies based on the related models and tools as well as the company's internal and external environment. Diversification needs to identify which businesses should be chosen, so this paper evaluates the market attractiveness of related businesses and analyses the matching degree between the company's resource and the key success factors for the businesses, and finally establishes the company's three development directions – residential real estate, travel real estate and commercial real estate. Then the paper makes the company’s development goals, and formulates the competitive strategies of every business. Finally, in order to effectively implement the strategies, this paper also optimizes the company's organization system and function management systems. | |
