| 中文摘要: | 近年来,随着我国国民经济的快速发展,城市化进程的不断加快,我国房地产业获得了迅猛的发展,已经成为我国国民经济的支柱产业。随着行业的迅速发展及楼价的节节攀升,中央政府也在2009年末开始对全国楼市进行了史上最为严厉的打压。房地产企业要想在这日益复杂的环境中取得生存和发展,就必须对自己所处的环境及自身的竞争力有一个清晰的认识,因此对房地产企业竞争力进行科学、有效的评价就显得格外重要。企业竞争力评价问题在学术界虽已取得了一些成果,但是研究国内房地产企业竞争力评价的文献却并不多,对于如何构建适用于我国房地产企业竞争力评价体系的理论还不够完善。另外,仅有的对我国房地产企业竞争力评价的研究几乎都是采用静态评价的方法。随着经济的发展及评价数据的累积,人们更关注企业在连续的一段时间中的竞争力的评价,这是传统的静态评价法所无能为力的;另一方面,随着时间的推移,企业竞争力评价的各个指标的权重也会发生变化,静态评价方法难以分析判断企业竞争力的可持续性及未来的发展潜力,无法对企业竞争力进行动态分析。本文创新性的引入时间维度,将房地产企业竞争力的评价建立在由时间、评价指标、评价对象构成的三维综合评价体系上,充分考虑了各指标值的大小、指标权重随时间推移的变动及指标值动态增长变化三方面的因素,构建房地产企业竞争力动态评价体系,使评价结果更加合理、科学,弥补了房地产企业竞争力动态评价这一方面的空白。本文首先对企业竞争力的相关研究进行梳理,阐述了企业竞争力的定义、内涵。然后介绍企业竞争力评价指标体系构建、企业竞争力评价方法的研究现状,引出企业竞争力动态评价法。接着针对我国房地产业的特征,设计竞争力评价指标体系,并以我国房地产上市公司为例,对其进行实证分析。然后在此基础上,利用动态综合评价法对我国房地产上市公司2007-2010年的数据进行企业竞争力动态评价的实证研究,并分析结果。最后提出本文的结论及研究展望。本文的主要结论有:提出了基于理想矩阵的时序多指标动态综合评价模型,并对我国房地产上市公司进行实证研究,从理论及实证方面证明本文提出的房地产企业竞争力动态评价模型具有很好的适用性。 | |
