| 中文摘要: | 近十年来迅速崛起的房地产行业,已成为最重要的民生产品、强大的社会经济支柱、强有力的内部消费需求和最有效的财富储藏手段之一。其对经济增长和扩大内需等方面的实际贡献远远大于人们的估计。人力资源是使房地产企业健康有序的发展的动力,更是企业核心的竞争优势。然而当前许多国有房地产企业面临的问题是缺乏高素质的专业人才,而且人才流动率较高,从而削弱企业竞争力。如何留住能满足企业发展需求的人才,使企业在人才的竞争中取得优势,这是企业管理者需要思考和解决的一个重要课题。国有房地产企业面临种种的人力资源管理方面的问题,如何有效地识别、分析和解决这些问题非常重要。因此,本文以此为题进行研究。本文在综述相关理论研究的基础上,以S房地产有限公司为研究对象,通过分析国有房地产企业的人力资源管理的基本特点和面临的诸多问题,分析造成房地产企业发展障碍的主要原因,以及这些问题和原因在S房地产有限公司中的体现,试图提出建立公司独有的人才库与梯队、建立行业联盟等强化招聘环节、建立合理薪酬体系、完善培训制度等控制人才流失的可行性措施,以期为国有房地产企业改善人力资源管理水平,提升企业竞争力提供借鉴和指导。 | |
| 英文摘要: | The real estate industry which risen rapidly over the last decade has became the most important livelihood product , the strong pillar in national economy, the powerful domestic demand and one of the most effective means of storing wealth. Its actual contribution to the economic growth and expansion of domestic demand is far more than people’s estimation. As the core competitive edge, human resource is what keeps enterprises growing. Currently, most state-owned real estate enterprises are severely lack of qualified people with specific skills,facing with high employee turnover,which in turn weakens the firm’s competitiveness. Therefore, it is a high priority for managers to come up with ideas to keep talents who can meet the need of development so that enterprises can be at an advantage in the war for best talents. Inherent real estate business faces various problems on human resource management. It’s very important to know how to identify analyze and solve those problems effectively. Hence, this paper will research on this subject. Based on reviewing related theory research, this paper analyzes the reasons resulting in obstacles in the development of the real estate industry and reflection of the problems and reasons in S Real Estate Co. through listing features and problems the HR management facing in state-owned real estate enterprises, suggests some practical measures. These measures include building a unique talent pool and echelon, strengthening the recruitment link such as establishing an industrial union, improving the wage and welfare system, investing in training and development which can control talent turnover. Therefore, this paper is to provide reference and guidance to improve the human resource management and the competitiveness of state-owned real estate enterprise. | |
