| 中文摘要： | 伴随着经济的快速发展，社会各界对企业经营模式的作用给予了高度的重视，认为谁能够选择正确的经营模式，谁就有会在未来的竞争中获胜。中国房地产业在经济的快速发展中，发挥了重要的拉升作用。但是随着房价的快速上涨，房地产业的发展也开始面临更加严格的政策环境和残酷的市场环境。2011年1月，中央政府再度推出被称为“新国八条”的最新一轮调控政策。“新国八条”的内容除了加强原有的各项调控政策力度之外，还强调了对地方政府的问责，对购买商品房做出限制。房地产行业的发展进入到一个新的发展时期，传统的经营模式已经不能适应外部环境的变化，新的政策和环境要求房地产企业重新思考其经营模式。本文通过对泰达建设房地产企业发展历程的梳理和分析，总结了泰达建设房地产企业获取盈利的路径与盈利路径之间的逻辑关系，以及企业采用何种方式来获得持续性的利润。本文是依据经营模式理论和经营模式创新理论为研究基础，系统的概述了我国房地产行业的历史与现状，以泰达建设房地产企业为例，提出了中国房地产企业经营模式变革的方向，构建了4W经营模式模型，提出了我国房地产企业进行经营模式创新的思路和方向。 | |
| 英文摘要： | With the rapid development of the economy, the impact of business model has been paid great attention to. It is considered that people who choose proper business model will succeed in the fierce competition. Real estate in China has been playing a highly important role in the rapid development economy. However, as the housing price rises rapidly, the real estate industry is confronting rigorous political and market environment. The central government came up with the so-called ＂Eight rules on Real Estate＂ regulation in Jan.2011, which not only enforces the original regulation, but also emphasizes the accountability of the local government and makes some restrictions on people buying commercial housing. The real estate of China has come to a new development period, which indicates that the traditional business model is not appropriate for the changing environment. Consequently, it is urgent for the real estate enterprises to construct favorable business model. By analyzing the development of TEDA , this paper summarized not only the ways on how TEDA get profit and the logical relationships of the ways, but also how to get sustainable profit. Based on the theory of business model and innovative business model, we summarize the history and current situations of real estate industry and point out the direction on how to innovate the business model. Taking TEDA for example, we construct a 4W business model and pointed out the direction of business model innovation. | |
