| 中文摘要: | 摘要伴随国民经济的发展,我国房地产得到了迅猛的发展,这为房地产开发企业给予了优良的发展机遇。近年来,房地产业已然是我国经济增长点以及国民经济的支柱产业,可是,因受到金融危机等原因的影响,中国的房地产市场在历经投资过热以后,不断呈现低迷趋势,房价有下跌的态势,加上银行信贷风险提升、项目自身管理能力不够等等问题的出现,直接影响了开发企业的经济效益,让企业利润空间也不断的被压缩。伴随市场不断的变化,房地产开发企业为了维持本身的生存以及发展,需要努力完善房地产项目的目标成本控制工作,而怎样完成目标成本控制工作,已然是目前房地产企业经营管理工作的关键点。本论文融合房地产项目的程序力的分阶段管理过程以及项目进程中的管理措施,着重研究房地产项目目标成本控制内容、技术方式等方面的问题。本论文首先对房地产项目目标成本控制的现状进行研究,针对外国,特别是欧美与日本等国关于房地产项目目标成本控制的文献研究与实际发展状况作为切入点,对我国目标成本控制的状况进行分析,阐述我国房地产项目目标成本的构成。接着,论文通过阐述房地产项目目标成本控制的重要性、原则以及程序等内容,提出落实房地产项目目标成本控制的关键点。在论文的第四章中,特别之处管理实施的编制流程及实施细则,同时之处开展目标成本控制实施的必要条件。并在论文的第五部分针对GreenTown项目进行工程案例分析,对其他房地产企业有很好的借鉴作用。其中包括GreenTown项目基本情况介绍、实施的可行性与必要性分析,最后制定GreenTown项目目标成本控制实施的流程。最后对论文结论进行了总结,并指出了论文存在的不足之处和以后努力的方向。 关键词: 房地产;目标成本;目标成本控制 | |

As the market changes constantly, the real estate development enterprise for its survival and development, we must strive to do a good job in real estate development project cost management, and how to do well the cost management has become the real estate business and manage the work focus. This article combined with the real estate development projects in the development process the stage control process and project development in the control of management measures, is committed to explore the real estate development project cost management content, method and technology of running problem. This thesis first discusses the real estate project target cost management in present research, according to foreign countries, especially in Europe and the United States and Japan and other countries about the real estate project target cost management of literature research and the actual development situation as the breakthrough point, on the target cost management in our country the state undertakes an analysis, elaborated our country real estate project target cost. Then, this thesis illustrates the real estate project target cost management importance, principle and program content, put forward to implement the real estate project target cost management is the key point. In the fourth chapter of the dissertation, special management system and detailed rules for implementation, at the same time place to carry out target cost management to implement the necessary condition. And in the fifth part of the thesis for the GreenTown project engineering case analysis, to other real estate enterprise has a very good reference. Including the GreenTown basic information of the project, the feasibility and necessity of implementing analysis, finally to develop GreenTown project target cost management in the implementation process.
