中文摘要:近年来,我国政府相关部门及有关商协会大力促进我国物流地产的现代化,推动现代流通业的发展。我国十二五年纲要中有一节专门讲到了要大力发展包括现代物流在内的现代服务业,并提出:加快建立社会化、专业化、信息化的现代物流服务体系,大力发展第三方物流,优先整合和利用现有物流资源,加强物流基础设施的建设和衔接,提高物流效率,降低物流成本。所以,作为经营专业现代化的物流设施载体的物流地产的建设与仓储服务的发展对于完善我国商品与服务流通体系、提高流通效率、实现经济发展方式的转变都具有十分重要的意义。作为率先提出物流地产概念并实践的普洛斯公司,致力于为全球最具活力的制造商、零售商和第三方物流公司不断提高供应链效率,达成战略拓展目标。物流地产公司的一大特性就是投资大、回报期长、虽然收益稳定,但前期的巨额投资及长期的维护资金是物流地产公司不得不面对的一个难题,成功的物流地产公司需要一个庞大的融资团队的支持和运作,本文采用理论与实际相结合的方法,通过案例分析对普洛斯公司的融资方案进行研究。本论文以普洛斯公司为例,首先介绍了物流地产公司的发展概况,融资现状,提出了普洛斯公司的融资问题,随后分析了成因。其次结合融资理论和物流金融相关理论针对普洛斯公司设计了融资方案,包括基本原则、具体渠道和措施。接下来,以天津地区某项目公司为例,对上述融资方案进行应用,列示了融资方案的具体实施并提出了实施的保障措施。最后总结了全文并指出了在今后的实践研究中,可结合政府政策、其他方面资源、自身行业特点等不断创新融资方式,最终完成融资需求并达到多方面共赢的目的。 
英文摘要:In recent years, China's relevant government departments and related business associations devote major efforts to the modernization of logistics real estate in our country, so as to promote the development of modern circulation industry. In China’s Twelfth Five-Year Plan, the need is specifically mentioned in one section to vigorously develop the modern service industry, including the modern logistics. Specific goals are as follows: to speed up the establishment of socialized, professional and informative modern logistics service system, to energetically develop the third party logistics, to give priority to the integration and utilization of the existing logistics resources, to strengthen the construction and cohesion of logistics infrastructure, to improve logistics efficiency, and to reduce logistics cost. Logistics estate is the carrier of operating professional modern logistics facilities. So its construction and the development of warehousing service are greatly significant to the perfection of China’s flow of goods and services system, the improvement of circulation efficiency, and the realization of the transformation of economic development mode. GLP, the first company to propose the concept of logistics real estate and practice it, strives to improve supply chain efficiency, to achieve their strategic objectives for the world's most dynamic manufacturers, retailers and third party logistics companies. One of the major characteristics of logistics real estate companies is large investment with long payback period. Although the profit is stable, the huge investment in the early stage and the funds for long term maintenance are the problems logistics real estate companies have to face. The success of a logistics real estate company needs the support and operation of a huge finance team. In this article, the method of combing theory with reality is adopted, and GLP Company financing scheme is studied by the way of case analysis. In this paper, GLP Company is taken as an example. Firstly, the development of logistics estate companies is introduced, as well as their financing present situation. Then, GLP Company’s financing problem is proposed, and the causes are analyzed. Secondly, with some financial theories and related logistics finance theory, a financing solution is designed, including the basic principles, specific channels and measures. Next, a project company in Tianjin is taken as an example. The above financing scheme is applied in this project company. In addition, the specific implementation and the safeguard measures of this financing program are listed. Finally, the paper is summarized and it is pointed out that in the future researches and practices, government policy, various resources, and industry characteristic, all these factors should be considered to create innovative financing means, to complete the financing needs and achieve win-win purpose in the end.
