中文摘要:近年来,随着中国房地产行业的迅猛发展,我国大大小小的房地产企业已经数以万计,越来越多的企业已经由“做项目”阶段发展到“做企业”阶段。越来越多的地产企业面临着多项目、跨区域的管理问题,如何使企业实现有质量的持续增长给房地产企业运营管理提出了更高的要求。 在过去的十多年,房地产行业在中国经济中一直发挥着“新的经济增长点”,甚至是“支柱产业”的作用。而2004年“国六条”的出台成为了产业的分水岭,“支柱产业”沦为了国家宏观调控的重点对象。在后金融危机的时代,房地产行业风险变化不断增加和加快,利益相关者不断增加,客户和自身要求不断提高,项目复杂性不断提高,房地产行业调整势在必行的大趋势下,优秀的企业该怎样主动应对未来的变化将成为研究的新课题。 本论文主要是通过房地产企业价值链上各项活动进行分析和设计,强化主要业务流程的构建和运行,协调企业活动并不断优化,并结合现有房地产行业大趋势,倡导新型价值链管理,进行资源整合, 降低产品和服务成本,获得和提高企业竞争优势,最后结合了天津天保基建股份有限公司(000965)为实例进行论证分析。本论文的研究成果对于我国的房地产企业,特别是集团企业转换经营机制、实现管理科学化、建立现代企业制度具有重要的战略意义;房地产企业通过在传统价值链管理模式的基础上,实施新型价值链管理模式,构建企业核心竞争力,形成持久竞争优势具有较强的理论价值和现实意义。 
英文摘要:In recent years, with the rapid development of China real estate industry, China's large and small real estate companies have tens of thousands, more and more enterprises have been from "a project" stage of development to "do business" stage. More and more enterprises are faced with many real estate projects, cross-regional management issues, how to make the company achieve sustained growth in quality real estate enterprises to a higher operation and management requirements. In the past decade, the real estate industry in the Chinese economy has been playing a "new economic growth point," or even "pillar industry" role. But in 2004 "Six States" has become the industry's introduction of a watershed, "pillar industry" has become the focus of national macro-control. In the post-crisis era, the real estate industry and increasing the risk of accelerating change, increasing stakeholders, customers, and their increasing demands, increasing complexity of the project, the real estate industry is imperative to adjust the trend, good companies how to take the initiative to respond to future changes. This thesis is mainly through the real estate business value chain analysis and design activities, and strengthen the main building and running business processes, coordinate and optimize business activities, combined with the existing trend of the real estate industry, promote the new value chain management , integration of resources, products and services to reduce costs, gain competitive advantage and improve business, and finally a combination of Tianjin TB infrastructure Co., Ltd. (Stock code:000965) as an example to analyze the reasoning. This thesis research for China's real estate business, especially to group companies transform their operating mechanism to achieve the scientific management, establish a modern enterprise system has important strategic significance; real estate enterprises in the traditional value chain management model, based on the implementation of the new value chain management model, to build the core competitiveness of enterprises, the formation of lasting competitive advantage with a strong theoretical and practical significance.
