| 中文摘要: | 摘 要近十年来,中国房地产市场虽然总体态势发展迅猛,但其中也伴随着动荡和调整,2011年以来由于宏观调控的影响,市场行情又趋于冷淡,市场环境的多变使行业内的竞争就更加激烈。而且在如今的市场竞争中,行业利润率已经越来越薄。面对如此变幻莫测的市场条件,怎样同时保证价格竞争优势和提高利润,成为房地产行业的一个重要命题。本文利用现代房地产项目成本管理理论,并结合自身从事房地产项目管理的实践经验和体会,从房地产项目的成本预测、控制和核算等方面对房地产项目成本管理进行了论述,指出了目前国内房地产项目成本管理中存在的普遍问题,并以TD房地产公司开发的BD项目为实例分析,阐述了如何将现代的房地产项目成本管理理论应用到实际房地产项目当中。 BD项目是一个TD房产公司位于天津市区的一个高端项目,项目建筑面积总共约21万 ㎡,从2003底年土地摘牌,到2009年底最后一期交楼,历时约6年。这个项目实现的经济效益是显著的。本文共分为六章。第一章阐述了国内外项目成本管理现状与发展趋势,给出了房地产项目成本管理的背景和意义;第二章则给出了房地产住宅项目、项目成本管理和房地产项目成本管理的定义,以及后文进行项目成本管理实例分析的理论基础;第三章开始结合BD项目的实际开发情况对项目成本管理的战略和构成要素进行研究;第四章对BD项目的成本管理结构和流程现状及存在问题进行了分析;第五章则是对BD项目成本管理的流程进行了再造并对实际应用进行了研究和分析。最后一章是项目成本管理思路及展望。总体来讲,本文结合该房地产住宅项目成本管理工作取得的成绩和经验,通过项目成本管理的要素、结构和流程研究,进一步研究了如何强化房地产住宅项目成本管理工作,建立有效的房地产住宅项目成本管理流程和体系,来应对未来的市场竞争。 | |
| 英文摘要: | Abstract Over the past decade, although the overall situation of China's real estate market is developing rapidly, it is accompanied by instability and adjustment. Since 2011, because the impact of macro-control, market conditions and tends are cool. Changing market conditions make more intense competition. And in today's competitive market, the industry has become increasingly thin profit margins. Faced with such vagaries of market conditions, how to ensure price competitiveness and also increase profits, it is an important proposition in the real estate industry. In this paper, cost management of real estate projects is discussed, by using the theory of modern cost management of the real estate project, combined with the author’s real estate practice experience of project management and understanding of the cost estimate、control and accounting of real estate projects. It also points out the common problems of cost management in the current domestic real estate project, and illustrates how to use the cost of real estate projects of modern management theory into practice among real estate projects, by using the BD real estate project developed by TD Company as an example. BD project is a high-end property developed by TD Real Estate Company, and it is located in Tianjin urban. The project’s total construction area is about 210 thousands square meters. It takes about 6 years from buying the land in the year of 2003 to checking the keys in the year of 2009. The economic benefit of this project is significant. This paper is divided into six chapters. The first chapter illustrates the situation and trend of project management in domestic and international markets, and points out the background and meanings of the cost of real estate project management; the second chapter points out the definition of the residential real estate project、project cost management and real estate project cost management, and also indicates the theoretical basis of the project cost management case analysis; The third chapter is the research about the project cost management strategies and elements via the actual development of the BD project; the fourth chapter analyzes the problems of BD project cost management structure and processes status; the fifth chapter is the research and analysis about BD project cost management processes restructure and practical application; The final chapter is some thinking and outlook about project cost management. Overall, this paper mainly studies how to strengthen the residential real estate project cost management, the establishment of effective real estate residential project cost management processes and systems to respond to future market competition, through the elements of the project cost management, structure and process research, combined with the cost of residential real estate management achievements and experience. | |
