中文摘要:改革开放以来,我国在以经济建设为中心的发展势头中逐渐富国强民,特别是进入二十一世纪,老百姓在住房改革的浪潮中增加住房需求并逐年加大使我国房地产行业异军突起,进入一个空前的膨胀时期。各个地方的房地产企业如雨后春笋般遍地开花,较大的利润吸引着社会上各种资金进入这个行业。这对每一个房地产公司而言机遇与挑战同时面临。如何能在激烈的竞争中处于优势竞争地位,如何满足市场的需求,扩大企业发展规模,争取更大的发展空间,已经成为房地产企业管理者必须关注的重点。本文以房地产开发企业发展研究与实施为指导,以紫苑公馆项目的定位与执行为研究对象,通过该项目的可行性以及存在的问题进行分析,进而发现公司发展的关键环节,并在发展中提出重要的建议。本文的研究,旨在使紫苑公馆住宅项目能在激烈的市场竞争中处于竞争的优势地位,进而找到潍坊市房地产企业发展捷径,同时也为我国其他房地产企业提供经验,促进我国房地产行业健康发展。本论文共分七章:第一章是绪论,主要介绍论文的研究背景和研究意义、研究思路和研究框架。第二章回顾了战略营销相关理论以及SWOT分析工具,为全文的研究寻求理论支撑。第三章主要介绍了潍坊市房地产发展的宏观环境,潍坊市的经济环境和潍坊市房地产企业的发展现状。第四章主要介绍了潍坊市潍城区项目所在地的具体经济环境。第五章主要介绍紫苑公馆项目的定位和相应的设计方案,并依据定位策略和设计方案提出相应的户型及其要求。第六章主要陈述紫苑公馆相应的实施及其对应的资金、风险、控制等内容。第七章结论,对本文的研究进行归纳和总结。本文的创新点在于,通过紫苑公馆项目的设计与实际相结合的研究,阐述了目前房地产项目的开发战略设想,并从可操作的角度,对房地产项目开发提出对策和建议。 
英文摘要:Since the reform and opening up, our national carry out the policy of richening counties and benefiting people, the people’s demands of housing become bigger and bigger. The real estate industry enters a period of unprecedented expansion. The huge profits of real estate attract various funds of social. For every company, this is a chance, and is a challenge, too. How to be the leading position in the competition and how to meet the needs of the market, expand the development scale of enterprise, strive for greater profits have been the focuses of enterprise managers. We take the localization and the implementation of ZiYuan Residence project as the object of this study. And through analyzing the feasibility and the problems of this project, we find out the key link of the company’s development, and propose some useful recommendations. Through this study, we want to make our project at a leading position in the intense competition of markets, to find out the shortcut of the real estate enterprise in Weifang, and to provide experiences for other enterprises of our country. At the last, through this study, we want to promote the healthy development of China's real estate industry. This article is divided into seven chapters: the first chapter is the introduction of the study, include the background, the meaning of study and the ideas and framework of study. The second chapter reviews some theories of strategic marketing and the SWOT, which is a kind of analysis tool, it is the theoretical support of this article. The third chapter introduces the macro environment of real estate industry in Weifang. introduces the current situation of Weifang real estate industry also. The fourth chapter introduces the economic environment of Weicheng District, Weifang city, which is the site of our project. The fifth chapter introduces the localization and the designs of ZiYuan Residence project. And according to the localization and designs we carry out different designs of unit and requirements. The sixth chapter introduces the implementation of our project, which includes the funds, risk, control, and so on. The seventh chapter is the summary of this study. Through this study, we expound how to make the design of ZiYuan Residence combine with the actual needs of the masses, and provide some feasible measures and suggestions of real estate project exploit. This is the innovation of this study.
