中文摘要：	在经济不断迅速发展的今天，建筑业在推动经济发展和社会进步的过程中起到了重要的推动作用。建筑设计作为工程项目的首要前提工作，对于建筑施工以及工程的成败来说起着非常关键的作用。然而，由于我国建筑设计行业与国外发达国家相比起步较晚，加上我国经历了长时期的计划经济体制，在短短三十年的改革开放的过程中，我国的建筑设计行业在组织管理方面依然受到计划经济体制的制约，原有的组织管理模式在当前的市场竞争机制环境下难以保障设计组织健康地运行与发展。本文在对国外及我国旧城改造工程设计项目组织管理的问题及发展现状分析的基础上，首先从组织结构、管理机制、人力资源和企业文化等四个角度对南京X街区改造设计项目组织模式的设计方案进行了阐述；随后对南京X街区改造设计项目团队的建设方法展开了论述，主要涉及组织结构、管理机制、人力资源和企业文化等四个方面的建设原则和方法；最后，在明确项目团队开发目标的前提下，通过制定项目基础行为规范、开展团队集中办公、加强团队成员之间的沟通、团队精神与文化建设、加强培训以及建立团队成员绩效考核制度等方法来对项目团队进行了开发。本文所采用和实施的项目团队建设及开发方法最终取得了良好的效果，使本设计项目目标按时和按质顺利完成。本文所建立的设计项目团队建设与开发方法对于其它设计项目的效率提高具有重要的借鉴意义。
英文摘要：	In today’s development of economy quickly, architecture industry has played a very important role for facilitating economy development and society progress. As the first work of engineering project, architecture design is a very key work for engineering project success. Due to china’s architecture industry is not maturity as foreign developed countries, and china also experienced planned economy system for a long period, since reform open to now, china’s architecture industry still has been restricted by planned economy system in organization management. Under the circumstance of market competition mechanism, the old organization management model is hard to keep Design Company working and developing healthily. In this thesis, we analyzed the organization management problems and developing status of foreign and china’s old city reconstruction engineering design projects. Firstly, we discussed the design scenarios of Nanjing X block reconstruction design project from organization structure, management mechanism, human resource and corporation culture perspectives. And then, we presented the construction methods of Nanjing X block reconstruction design project team, the contents relates to the construction principles and methods of organization structure, management mechanism, human resource and corporation culture. Lastly, under the guidance of project teams developing targets, we adopted some developing methods involving establishing project foundation behavior criterion, working together, reinforcing communication, constructing team spirit, strengthening training and establishing performance checking system. We used these methods acquiring favorable effects, project target achieved successfully. The project team construction and development methods established in this article can help efficiency improvement for other design projects.
