中文摘要：	亚洲经济在世界范围内占有的比重在逐年增加，尤其是中国经济的崛起，让世界航运中心正在不断的东移。一般来说，一个国家或一个地区港口的繁荣程度也代表了当地经济的综合实力。近几年，世界港口的排名也在发生着变化，国际集装箱港口的重心以及世界航运重心已经向以中国为核心的亚太地区。当前，国内的港口在世界港口综合排名的前三十强中占到了三分之一的比重，港口物流地产成为了港口发展的核心竞争力之一，很多港口的装卸能力水平达到了国际先进水平，但还有很多问题包括集装箱的堆存能力，后方堆场的合理布局以及整个项目建设过程中的集成管理等等，这些还是需要坐下来商讨研究，通过合理配置来实现资源的充分利用。 本文将通过项目管理的基础理论知识，从港口物流地产项目的建设实施的方面入手，分析并总结港口物流地产项目规划及施工管理过程中的相关要求和注意事项，提出了以集成管理为核心、专项管理为支撑的管理模式。同时，本文还论述了港口物流地产项目建设中集成管理的重要内容。将集成管理运用到目前港口物流地产项目的管理中，以提高目前港口的整体规划水平和港口整体的竞争力，为国内外港口的发展提供宝贵借鉴经验，并为更深入的将项目集成管理理论运用到港口行业中进行探究。
英文摘要：	The proportion of Asian economic possession worldwide increased year by year，especially China's economic rise, let the world shipping center continually move Eastward. Generally speaking, the prosperity of ports in a country or a region also represents the comprehensive strength of the local economy. In recent years, ports world ranking also changes gradually，centre of International container port and the world shipping has shifted to Asia-pacific regions the core of which is China. At present, in the world comprehensive ranking of the top thirty port the domestic ports take up to one-third of proportion, port logistics estate became one of the core competitiveness of the port development, many port loading capacity level reached international advanced level, but there are a lot of problems including container stack yards the stockpiling ability, the reasonable layout and the integrated management of the whole project construction process and so on. These problems still need to sit down and discuss, through reasonable configuration to achieve full use of resources. This thesis based on basic theoretical knowledge of project management starting from the implementation aspects of port logistics estate construction project, summarized related requirements and precautions of port logistics estate projects’ planning and construction management process, put forward a management mode in which the integrated management is the core, special management for support. At the same time, this paper applies integrated management to current port logistics real estate project management which aims at improving the overall planning and competitiveness level of port and providing valuable reference experience for the development of domestic and international ports. This paper also provides the basis for further research in the application of project integrated management theory into port industries.
