中文摘要：	摘要 社会不断发展和经济不断进步的同时，房地产业已经逐渐显示出其在推动社会经济发展方面所起到的巨大作用。技术、设备、工艺和材料的不断更新和进步，积极的推动了房地产行业的不断发展。房地产行业的热度和关注度越来越高，关乎国计民生和社会稳定。在看到房地产行业的这些积极的作用时，更应该关注房地产行业的核心问题：如何控制房地产行业的施工质量。根据相关机构的统计，在房地产项目投资不断增加的前提下，质量事故也在相应的增长。因为质量问题带来的安全事故也在相应的增加，造成不必要的人员伤亡和财产损失。根据统计的结果分析，绝大多数的质量事故都与工程项目施工质量控制存在密切关系，因而必须慎重考虑工程项目的质量控制问题。 本文旨在通过对房地产项目施工质量控制问题的研究，以及对国内外相关质量控制理论的研究比较，并对当前房地产项目质量控制进行探讨，为房地产项目施工质量控制找到相应的理论支撑和解决办法。本文第一部分是绪论，介绍了研究背景、国内外工程质量控制的现状，研究目的、研究意义、研究方法和论文结构。第二部分是相关理论回顾，主要介绍了国内外对于质量和质量管理研究现状，项目质量控制的原理和原则，项目质量控制的几种方法，包括：三全质量控制方法、统计调查分析方法、三阶段控制原理等。第三部分介绍了房地产项目质量控制总体架构，阐述了房地产项目质量管理的独特性，指出了房地产项目施工流程和各流程阶段的质量问题，分析了房地产项目施工阶段的影响因素和控制方法，并构建了房地产项目施工质量控制总体模型。第四部分是房地产项目施工质量控制措施，包括：质量监督和检测、房地产项目施工质量问题整改、 房地产项目基准变更管理、房地产项目质量控制措施。第五部分是银川金凤万达广场项目的工程质量控制，介绍了工程项目概况以及该项目的质量要求目标，通过对该项目质量监督检测，发现了存在的质量问题，结合前文的模型提出了对万达项目的质量管理控制与技术控制措施，最后是结论和展望。 本文的主要研究结论是：通过结合施工质量控制相关理论，本文建立起房地产行业施工质量控制模型，以便更加有效地对房地产行业施工质量进行控制。本文将所建模型应用于银川金凤万达广场项目，研究发现，万达项目存在“混凝土轻质砌块提前使用”、“卫生间防水渗漏”、“地下室车库混凝土面层裂缝”等问题，这些问题不及时解决将会严重影响万达项目的施工质量。为此，结合前文的理论和模型，对万达项目提出了整改的措施和建议，最终使得万达项目得以顺利验收通过。这证明本文对于模型的构建和应用是成功的，“万达项目”的工程质量监督检测是准确的，“万达项目”工程质量整改所使用的方法是正确的，所采取的质量管理控制与技术控制措施是到位的，项目的变更管理也是合理的，因而可以有效地解决银川金凤万达广场项目施工质量问题。 关键词：房地产项目 施工质量 质量控制 质量整改 质量变更管理
英文摘要：	Abstract With the Social development and economic progress while constantly, real estate has been shown in promoting social and economic development regard to the great role. Technology, equipment, technologies and materials, updating and improvement of the real estate industry are developing steadily. Real estate industry, having gained more and more attention, concerns national economy, the people’s livelihood and social stability. However, besides the positive actions of real estate industry, the core issue of how to control construction quality in real estate industry should also be paid with attention. According to the statistical data of correlated organizations, quality accidents increase while investment on real estate constantly grows. The safety accidents caused by quality correspondingly increase and this result in unnecessary causalities and proper loss. According to statistics of the results of analysis, the overwhelming majority of the quality of the accidents and project construction quality control are the close relationship. Thus, we must carefully consider the quality management problems. This article attempts to real estate project construction quality control issues for the construction quality control. Related theories abroad and in the country are studied and the development statuses of the present real estate industry are researched to find corresponding theoretical support and solution. The first part of this paper is the introduction; the paper introduces the background, the situation of engineering quality control at home and abroad, research objective and significance, the research methods, structure. The second part is related theories’ review; it mainly introduced the present situation of quality and quality management research at domestic and abroad, principles and rules of project quality control, and several methods of quality control: three whole quality control methods, investigation and statistical analysis method, the three phase control principle, etc. The third part introduces the general framework of real estate project quality control, narratives the uniqueness of real estate project quality management, points out the construction process and the quality problems of every process, analyzes the factors and control methods of real estate’s construction, and establishes a overall model for the real estate project’s quality control. The fourth part is the measures for real estate program’s quality control, including: supervision and inspection of the quality, rectification of real estate project construction quality problem, the management of basic rules’ change, control measures of real estate project quality. The fifth part is the engineering quality control of Yinchuan JinFeng Wanda square; it mainly introduces project’s profiles and quality requirements goals of the project, and found the quality problems of the model by supervision and inspection, combined with the model to propose project quality control and technology control measures to Wanda project. Finally is the conclusion and prospect. This paper’s mainly conclusion is: the paper establishes real estate industry construction quality control model by combining the construction quality control related theory, in order to more effectively control the real estate industry construction quality. This paper applied the model to Yinchuan JinFeng Wanda square, the study found that there was ", ahead of concrete lightweight block used in Wanda project ", "toilet waterproof leakage", "basement garage concrete", “the cracks on the surface of garage’s basement”, if these problems are not timely solved, it will seriously affect the quality of Wanda project during the project implementation. Therefore, combining the theory and model, puts forward rectification measures and suggestions to Wanda project, eventually making Wanda project smoothly implementation. This proof the model and application in this paper is successful, Wanda project’s quality supervision and detection is accurate, the methods for "Wanda project" engineering quality rectification is correct, the measures for quality of management control and technical control are in place, the project change management is reasonable, therefore it can effectively solve project construction quality problems of the Yinchuan JinFeng Wanda.
