中文摘要:旅游业是一项综合性产业,又因旅游地产的开发与发展对地方经济具有很强的关联带动性,因此,在我国人口老龄化问题突出的当下,极力推动养老产业与旅游业、房地产三产结合,对于解决“4+2+1”的家庭模式下暴露出来的养老问题,促进旅游业这一创新型产业更加完善的发展,以及缓解普通住宅房地产市场在面对国家多重政策调控下的焦灼局面等多个方面都是十分有意义的。 尽管如此,目前国内学术界关于养老型旅游地产的研究成果十分有限。本文在重点研究了养老模式、旅游养老、旅游地产等相关问题的基础上,首先对养老型旅游地产的概念做出定义。 其次,本文基于供需视角下,以消费者行为学的感知理论、动机理论和决策理论和旅游地产的供求理论等基础理论为指导,通过实地调研和访问,总结发现目前到大连进行养老旅游消费的老年人多以低龄老人为主,他们较易接受新的养老观念,多经过亲朋之间的互相介绍到大连旅游或度假。他们具有一定消费能力,其出游动机多以享乐需求和健康需求为主。并且,通过访问笔者发现,相当一部分养老旅游消费者对于旅游住宅产品的决策关注点集中在自然资源、社区品质和医疗配套等因素上。然而,目前大连养老旅游地产的开发还处在初级探索阶段,由于客户针对性差、缺乏相应的服务标准和专业的服务人才并且政府政策支持力度较差,使得大连养老旅游地产供给还不活跃。笔者又从大连拥有的优良的自然资源和社会条件两方面论述了大连适合构建大规模的养老旅游社区的观点。 最后,本文结合目前全球较具代表性的美国“太阳城”旅游养老社区和亚洲较具代表性的日本“太阳城”旅游养老社区等“太阳城”品牌社区发展模式的案例分析,提出了大连适合打造连锁式旅游养老社区的开发构想。  
英文摘要:Tourism is a comprehensive industry, and the development of real estate could potentially prompt the local economies. Therefore, facing the problem of population aging in China, it has been attaching remarkable significances on aspects like vigorously motivating the combination with pension industry, tourism and real estate, solving pension issues underlying the "4 +2 +1" family model, promoting innovative tourism industry for more comprehensively development, and easing the markets of general residential real estate in the face of multiple policy control. Nevertheless, the researches involving the pension tourism real estate in domestic academic, currently, is very limited. This paper focuses on the pension model, tourism pension, travel and real estate related issues, which innovatively interprets the concept of endowment real estate. Secondly, the paper follows the essences of perception theory of consumer behavior, motivation theory, decision theory and tourism property of supply and demand theory. Through field research and visits to Dalian, it is found that the younger elderly mainly attributed to the popularity of current pension consumers. They are more easily to accept the new pension ideas, and have pension or vacation in Dalian through introduction of each other with friends and relatives. They have certain consumption capability, and the motivation is more likely for travel pleasure and health. Further, by visiting the author found that a significant amount of pension tourism consumers center on natural resources, community and medical support and other quality factors for decisions on tourism real estate. However, the current old-age tourism real estate development in Dalian is still in the initial exploratory stage and real estate supply is not active, due to insufficient customer orientation, the lack of appropriate service standards, professional service personnel and government policy. In addition, from the excellent natural resources and social conditions in Dalian, the author presents the view that Dalian is adequate for building large-scale retirement tourism community. Finally, combining the world's more representative of the United States, "Sun City" and the Asian Tour old-age communities more representative of Japan's "Sun City" tour and other retirement communities, "Sun City" brand case studies of community development model presented in Dalian endowment for the community to build a chain of tourism development ideas.
