| 中文摘要: | 摘 要 随着改革开放的深入,我国建筑业将进一步与国际接轨,竞争日趋激烈。一方面,外资企业凭借先进的管理、技术、人才、资金优势将会与中国企业争夺大型工程的建筑市场;另一方面,北京、上海等建筑企业也有较强竞争实力及外地拓展能力,建筑市场将呈现出新的竞争格局。如何在激烈的市场竞争中保持企业优势,增强企业竞争实力,已成为我国建筑企业关注的焦点。 本文以天津一建建筑工程有限公司为研究对象,在研究企业的宏观经营环境、行业竞争环境以及企业经营现状的基础上,采用SWOT分析工具对企业优势、劣势、面临的机会和威胁进行了分析,提出了多元化发展的战略构想,并进行了客观论证,确定将发展房地产业务作为公司多元化发展的战略重点。通过分析企业发展房地产业务的优劣势,从而确定战略目标和发展思路、提出多元化发展房地产业务的实施对策。 本文研究的目的,旨在为公司的发展提出切实可行的经营战略,通过多元化发展房地产业务,为企业创造新的经济增长点,从而促使企业核心竞争能力的提高,在激烈的市场竞争中获得长期的竞争优势。 本论文共分为六章:第一章是绪论,主要阐述论文的研究背景、研究意义、研究思路和研究框架;第二章回顾了本文研究的理论依据,包括多元化经营战略和SWOT分析工具;第三章主要是对企业经营环境的分析,包括宏观环境、行业环境和竞争环境分析,从而确定将多元化发展作为企业经营战略;第四章是从企业多元化经营的必然性、可行性分析入手,确定企业多元化发展房地产业务的战略目标以及房地产业务发展思路、项目的选择开发;第五章从经营观念的更新、机构的变革、资金的筹集、新业务的拓展四个方面提出企业多元化发展房地产业务经营战略的实施对策。 本文的创新点在于,通过理论与实际相结合的研究,阐述了企业多元化发展房地产业务的战略设想,并从可操作的角度,对企业多元化发展房地产业务的实施提出对策和建议。 | |
| 英文摘要: | Abstrac With the deepening of reform and opening-up, Chinese construction industry will further with international standards and the competition is serious. On the one hand, foreign-funded enterprises with the advantage in management, technology, talent and, capital will compete for major projects with Chinese enterprises in the construction market; On the other hand, the domestic construction market will show a new competitive landscape owing to some construction companies having strong competition and the capacity of expandation in Beijing and Shanghai. How to maintain business advantage and enhance competition in the fierce market has become a key issue for Chinese construction enterprises. This paper is, taken Tianjin First Construction Engineering Co. Ltd. as a research object, analyzinges the macro business environment, the domestic and international competition in the industry environment and the situation of business of the enterprises. SWOT software is used to analyse the strength, weaknesses, opportunities and threats facing for the enterprise, and propose a plan of diversified development strategic, and make an objective necessity discussion and decide the development of real estate business as the strategic objective of diverse development. The strategic objectives and new ideas are determined, and the diverse development of implementation measure of the real estate business put forward through the analysis of advantages and disadvantages of the real estate business, development in the enterprise. This paper seeks to explore a practical business development strategy of the company, through the diversification of real estate business and createe new economic growth point, thus it will contribute to enhance core competitiveness of the enterprises, and obtain long-term competitive advantage in the fierce competition in the market This paper is divided into six chapters: The first chapter is the introduction, which introduces the background, significance, ideas and framework of the research project. The second chapter is the review of the theory, including the diversification strategy and SWOT analysis tools; The third chapter is the analysis of business environment, including the analysis of the macro environment, industry environment and competitive environment to determine the diversity as a business strategy; The fourth chapter is the analysis of the necessity and the feasibility of diversification of the enterprise, definge the strategy of diversification of the real estate business objectives, and the selection of projects development; the last chapter is brought diversified real estate enterprise business strategy from the updates of the business concept, the institutional variations, the capital raising and the new business developments. The innovation of this paper is that the strategic vision of the diversification of the real estate corporate business is described through the combination of analysis theory and practice, and proposed a solution for implementation and recommendations of the development of diversified real estate companies on the base of the theoretical and practical operational point of view. | |
