| 中文摘要: | 随着天津滨海新区中新天津生态城的开发建设,其起步区内的各类地产项目将陆续竣工,项目竣工后将面临项目运营期的相关管理问题。生态城作为中新两国合作,以绿色、生态、节能、环保为主题的新型城市,对于其区域内项目全寿命周期有着绿色建筑的要求,并且为了这些要求的落实,针对区域特点建立了区域适用的指标体系,同时还出台了区域的绿色建筑评价标准。项目运营期作为项目全寿命周期的重要一环,同样要满足指标体系及绿色建筑评价标准的相关要求。其运营管理过程更需要结合区域特点进行合理筹划,以保证各类绿色相关理念在项目内落实。 中新天津生态城内的商业地产项目运营,既要满足一般商业项目发展所需要的必要管理,同时又要满足生态城绿色建筑及指标体系相关要求。基于这两点,本文对近年来各领域“绿色”相关概念的描述进行了归纳整理,分析后提出了适用于中新天津生态城商业地产项目的“绿色运营”观点。在此基础上提出了建立绿色运营服务中心的设想,并赋予中心绿色运营、商业地产管理、客户服务、生态宣传四项主要职能。一方面解决商业地产面临的招商,租赁,客服,运营等常规问题,另一方面对区域内项目要求的绿色、生态、节能、环保等理念做出积极回应,通过绿色运营服务中心来使商业项目运营符合区域要求。 本文的贡献在于提出建立绿色运营服务中心的方案,为项目运营期操作方式提供了一种可行的选择。并针对项目运营中需要解决的问题,围绕绿色运营设计了绿色运营服务中心的职能、组织结构、工作分解和业务流程。结合区域实际商业项目,天和新乐汇案例,进行了中心构建的操作分析,为项目后续的实际操作提供了必要的支持。 | |
| 英文摘要: | Along with the construction and development of Sino-Singapore Tianjin Eco-city in Binhai new area, many projects of real estate at first stage will be completed. After the completion, how to operate the projects is the main problem for Tianjin Eco-city. Sino-Singapore Tianjin Eco-city is a key project between China and Singapore. It will be a new modern city that advocated green, ecological, energy conservation and environmental protection. It has abundant requirements of green buildings for the project of whole lifecycle. And it has built a system of index, in order to improve the development of this area. It also set up the evaluation criterion of green buildings for the area. To be an important part of whole lifecycle, the operation of the project was also required to meet the evaluation criterion. According to the characteristic of different area, the operation process should be designed well, in order to make it true for the environmental consciousness. The operation of commercial real estate in Sino-Singapore Tianjin eco-city must comply with the following two requirements. One requirement is for the project development of common commercial buildings. The other is for green operation demands in eco-city. Based on these two requests, this thesis sum up and analyze all of the concepts of Green Operation, and propose the individual opinion about Green Operation which is suitable for Tianjin eco-city only. Actually Green Operation is the foundations, the final purpose is to build a green operating & service center. This center will have four functions: green operating, commercial real estate management, customer service and ecological propaganda. For one thing, the center will solve the problem of common commercial real estate project. Such as attracting investment, leasing, customer service and operating etc. For the other thing, this center will respond positively for green buildings, ecological, energy conservation and environmental protection in this district. The contribution of this research is that it brings out the idea of establishing the green operating & service center. It provided a solution for the operation of the project. The functions, the organizational structure, work breakdown structure and business process have been designed in the paper, with the opinion of Green Operation. Taking the project named La Veranda as an example, I analyze and investigate the risk for establishing this kind of center, in order to provide the necessary support on operating other projects. | |
