| 中文摘要: | 进入二十一世纪以来,党和国家提出了创建社会主义和谐社会的战略任务, 而物业服务行业在创建和谐社会的工程中也发挥着相当的作用。从物业服务行 业在中国大陆近三十年的发展历程来看,行业在净化美化工作和生活环境、吸 收社会剩余劳动力促进社会稳定等方面作用明显,间接为建设和谐社会贡献着 一份力量。物业服务业是典型的微利行业,盈利水平低,经营风险大,因此物 业服务企业在决策发展方向时更需要深入的开展战略理论研究以指导实际经营 活动。 本文以经典的战略管理理论为出发点,回顾了以迈克尔·波特为代表的竞 争战略学派理论,以安索夫为代表的资源配置战略学派理论和以安德鲁斯为代 表的目标战略学派理论。同时文章又对PEST 模型、波特五力模型、SWOT 矩 阵、QSPM 矩阵等战略分析工具和方法进行了概括介绍,对各项工具的优势与 不足进行了简要分析。在系统的回顾了战略管理理论知识之后,文章以天保物 业公司为研究对象,详细分析了该公司的经营环境,展现了企业自身的优势与 劣势,揭示了企业面临的机会和威胁,研究并提出了公司的发展战略选择:天 保物业公司应立足天津空港经济区,以人才和技术为保障,全力发展高端物业 服务和物业资产经营。文章最后提出了战略实施对策,为天保物业公司的发展 提供了借鉴和参考。 | |
| 英文摘要: | Entering the 21st century, Central People's Government carries out to establish harmonious society. By neatly cleaning our environment, providing more working opportunities, property management industry has made significant contributions in the past 30 years. However, Property management field is typical of low-profit-making and high-risk industry, so the enterprise in decision-making development direction when more require deep conduct strategic theory study so as to guide practical business activities. Based on the classical strategic management theories as the starting point, reviewed with Michael porter, as a representative of the competition strategy, with H.igor Ansoff school's theory as a representative of the school's theory and resource allocation strategy with Andrews, as a representative of the strategic goal of school's theory. At the same time again to articles PEST models, potter five competitive forces model, SWOT matrix, QSPM matrix, and other strategic and analysis tools and methods are introduced summarily, to the various tools advantages and disadvantages are briefly analyzed. In the system of review of strategic management theory knowledge after, the article tianbao property company as the research object, the detailed analysis of the company's business environment and to show the enterprise's own advantage and disadvantage, reveals the enterprises are facing opportunities and threats, research and puts forward the company's development strategy choice: tianbao property company should base on the tianjin airport economic area, with human resource and technology as the guarantee, to developing the high-end property management and property asset lease management.
