| 中文摘要: | 摘 要 在国务院批复的天津市城市总体规划中,天津市被定位于国际港口城市、北方经济中心和生态城市。天津的整体定位对城市的基础设施建设,城市的经济发展和城市的生态环境提出新的更高的要求。根据国内外城市地铁发展经验,地铁经济对于地铁经济和社会的影响是全面的、深刻的与持续的。 国外一些国家城市化的历程表明,当城市化率达到50%的时候,城市的分散作用开始超过集聚作用,人均GDP超过3000美元对一个国家或地区有标志性意义,是城市发展的拐点。超过这个拐点,城市规模将急剧扩张,城市空间结构转换和调整的节奏空前加快。我国目前一些大型城市的扩张模式主要采取从城市中心向外不断扩延的方式。如北京,从二环到三环,现已发展至五环、六环。这种方式在城市以聚集功能为主的时期有其客观性和合理性。但是随着城市的快速扩张,城市规模越来越大,带来了很多新的问题,如城市人口拥挤、交通堵塞、环境污染、地价昂贵、城市管理难度加大、治安环境日趋恶化等等。“多元化城市区域中心”的建设是有效路径。轨道交通的建设过程,对城市多中心空间结构分布的形成和经济发展发挥了重要的引导作用。 天津城市总体规划中制定了由地铁、轻轨、有轨电车、市郊铁路组成总规模达980公里的快速轨道交通线网。天津特殊的地形使得地铁不能设计成简单的环形,因此采用了“先搭骨架线、再建填充线”的方式。天津市中心城区地铁轨道交通系统规划,是由8条线路组成的放射式线网,总长230公里,设车站160座。地铁1、2、3号线为穿过城市核心区的线网骨干线,4、5、6号线为通过核心区的内部填充线,7、8号线为外部填充线。地铁的发展,不仅缓解了城市地面交通压力,而且将成为拉动经济发展的重要工具。如何利用地铁的建设,科学的拉动城市总体经济的发展,最大限度的提升城市竞争力,在经济发展的同时,又营造生态友好的城市环境是我们进行课题研究的出发点。 本文将结合天津城市总体规划,依据城市发展对物业的需求,以轨道交通拉动城市发展的理论为原则,对地铁上盖物业开发提出物业开发模式及商业业态分析。 | |
| 英文摘要: | The overall planning of Tianjin approved by the State Council is a international port city, economic center of northern and ecological city. It is a new and higher requirement for Tianjin's infrastructure construction, economic development and ecological environment. According to the experience of urban metro domestic and international development, metro economy plays a comprehensive, profound and sustained role to economic and social. The role of dispersing is more than the role of gathering in city when when the rate of urbanization is more than 50% in urbanization process. GDP per capita has symbolic significance for city development, and is a turning point of urban development. There will have a sharp expansion, an unprecedented change urban spatial structure and adjustment speed beyond this turning point. The way of extending mode is continuously outward from the city center in China's major cities. Such as Beijing, from the 2nd ring to the 3rd ring, has developed to the 5th ring and the 6th ring. This approach was objective and reasonable based on the city period of development time. But with the rapid expansion of cities, there will be many new problems, such as urban congestion, traffic congestion, environmental pollution, high land prices, difficult urban management, and deterioration of the security environment. Building "Diversified regional center city," is a good way to deal with those problems. Roadways played an important role in urban distribution and economic development. There are 980 km of rapid rail transit network including subway, light rail, tram, and suburban rail in Tianjin Overall Plan. It adopted "first taking main line, second filling sub-ordinal line" in Tianjin Metro. There are eight radial lines network, total length of 230 km, 160 stations in Tianjin Central City Metro Transit system. The 1st, 2nd and 3rd line are core area network line, 4th, 5th and 6th line are fill line through the core area, and 7th and 8th line are external filling line. The development of Tianjin Metro plays an important role not only for easing the traffic pressure, but also for boosting economic development. It is the starting point for the research how to use the building to pull the city's overall economic and scientific development, to maximize competitiveness of city and economic development, to create urban environment. This dissertation will combine the overall plan of Tianjin city, according to the need of urban development on the property and principle of the theory of urban development; analyze the mode of top head estates of subway and commercial actives in Tianjin. | |
