| 中文摘要: | 随着我国改革开放的逐步深入,越来越多的国内企业跨出国门进行海外拓张。以高利润为其特点的房地产开发行业,在国际房地产投资中面临着难得的机遇和严峻挑战。一方面国际房地产投资项目为房地产开发企业提供了广阔的市场和发展空间;另一方面由于国际房地产项目本身受到较多因素的影响,风险事件发生的可能性比较大,要促进我国国际房地产项目的发展,就必须解决这样一个问题,那就是国际房地产项目在投资前如何做出科学的决策。 本文首先对国内外关于评价和决策的相关理论进行了回顾,指出了以往评价和决策方法存在的问题,其次建立了国际房地产项目投资价值评价指标和投资风险评价指标,采用综合评价方法对项目投资价值、风险进行量化,并构建模糊综合评价模型。 最后对项目前期决策的内容和过程做了简要的介绍,并且针对目前项目投资决策模型中存在的诸如数据、资料收集困难,数据繁琐、计算量大等等问题,系统的分析了国际房地产项目投资前期决策的诸多影响因素,建立了前期决策模型,通过案例分析,证明模型有效、可行。 | |
