| 中文摘要： | 随着由发展初期逐步过渡到成熟期的我国房地产市场竞争逐步规范化，项目管理作为一门在我国发展时间不是很长的一门新兴科学在房地产业得到较为广泛的应用。房地产项目的经理，利用项目管理的系统的观点、理论和方法，对房地产项目的全过程进行综合管理，在策划阶段、设计阶段、施工阶段、交付阶段等实现各个要素在房地产项目上的优化配置，从而达到降低成本、提高质量的目的。 作为房地产开发商要想获得利润，应从价值导向合理配置资源，在降低成本、增加功能和提高客户满意度的前提下降低开发成本，控制各项费用支出。利润等于销售收入减去成本费用这一简单道理，反映了成本管理的重要性。作为房地产项目，其项目前期的决策以及规划设计阶段的成本控制是全过程成本控制中非常重要的两个阶段。作为房地产开发商，应对项目进行充分的可行性分析，给项目定好位，要把成本控制的观念贯彻项目的始终，认真对待、分析项目过程中的各种方案、措施及其经济性问题，从而达到又好又快建设好房地产项目的目的。 本文分析了当前房地产业存在的问题，回顾了项目管理、成本控制等相关理论，讨论了房地产项目成本在控制方面的应用，以及实际操作过程中存在的问题，结合天津建达房地产有限公司的实例，提出确保房地产开发企业科学有效节约项目成本、提高经济效益的措施和项目管理在房地产项目中实际应用的体会。 | |
| 英文摘要： | With China's maturing real estate market by the growth stage，competition in the real estate sector gradually standardized. The real estate business in order to obtain operating profit，in addition it must provide marketable availability，it should also reduce development costs，strict control of expenses. "Profit = revenue - cost" was well-known simple formula， fully reflect the importance of cost management. The construction phase of the project cost control is the whole process of project cost control which extremely important aspect and stage，it is cost control and design phase of the real estate development projects together constitute the cost control two crucial stage. As a real estate developer that should always have the control of development costs，the economic mind，a careful analysis of the construction process to treat the technical and economic problems，reduce or avoid the waste of funds for construction. This theses will analyze the project cost management in the real estate development in the application and operation of the problems， combined with project cost control theory， to ensure the rational and effective construction enterprises to save the project cost， improve economic efficiency， conservation of social resources. | |
