中文摘要:住宅产业是关系国计民生的大事,近年来房地产成为人们讲论的焦点。我国住宅建设已经取得了巨大成就,但是我国住宅建设主要依靠劳动力、资金的高投入与资源、能源的高消耗来支撑的,与发达国家相比更存在着较大差距。如何提高住宅的建设效率,提升住宅的品质和性能,用大规模的成本保证住宅的需求多样性和环境友好性成为我国住宅建设亟待解决的问题。 国外和香港地区工业化住宅的发展为我国住宅建设提供了向工业化集约化发展的学习对象,而我国解放初期和现阶段对工业化住宅建设的探索说明了在我国建设工业化住宅的可行性,也为下一步工业化住宅的建设打下了初步发展基础。 工业化住宅有传统住宅不动产特点,同时在一定范围内工厂预制和现场施工的效果可以相互替代的。这使工业化住宅的价值链呈现出与传统住宅不同的结构,连结与分拆技术成为整合工业化住宅价值链的关键技术。 从传统住宅的价值链演变到工业化住宅的价值链要经过两个阶段,第一个阶段连接与分拆的关键技术的学习。最初以横向学习为主,后以纵向学习为主。不同环节的企业可以通过不同的路径掌握连接与分拆技术,成为工业化住宅价值链上的领导企业。开发商、建筑商、墙体材料企业等更容易掌握关键技术。 工业化住宅价值链的社会分工与协作的形成有两种发展方式。一种是处于不同传统住宅价值链环节的企业在市场机制及政策引导下逐步发展相关技术,与掌握连接与分拆技术的领导企业合作,最终形成完整的工业化住宅价值链。另一种是由有设计、材料生产、零部件生产、预制生产和施工经验的住宅产业集团统一规划,在各个环节共同开发相关技术,并逐步将整套技术导入市场,形成工业化住宅价值链后经社会分工与协作最终形成工业化住宅价值链。 工业化住宅价值链形成后,部品生产与零配件生产企业在各自的领域内不断创新,不断丰富工业化住宅零配件、部品的种类,从而使产品升级,获得整条链的竞争优势。  
英文摘要:Housing industry is very important to the national economy and the people's livelihood. Real estate in recent years becomes the focus of people’s talk. China has made great achievements in housing building, supported by China's high puts of labor and capital investment, and huge consumption of resources and energy. There is a big gap with the more developed countries. How to improve the efficiency of residential construction, improve housing quality and function, ensure diversity demand and environment- friendly of housing construction with the cost of mass production becomes a serious problem. The development of Industrialization Housing in foreign countries and Hong Kong provide examples for China to learn the intensive and industrial model. Our exploration experiences of the industrialization of housing construction at the beginning of liberation and at this stage illustrates the feasibility of industrialized housing, and also for laid a preliminary foundation for the next step of industrialized housing construction. Industrialized housing characteristics of the traditional residential real estate, while the effect of factory pre-made and on-site construction can be mutually replaced within a certain range. This allows industrialized housing value chain shows a different structure from traditional residential, and makes the spin-off technology to become the key of integration of industrialized housing value chain. Evolution from the traditional housing’s value chain to the industrial housing’s value chain needs to go through two phases. First stage is to master the key technologies of spin-off, initially horizontal learning-based, after a certain technical foundation longitudinal study based. Enterprises in different segments of the traditional housing value chain can go through different paths to master key technologies to become the leader of industrialized housing value chain. However, developers, builders, wall material producers better understand the key technologies of the spin-off. There are two ways of development the value chain of industrialized building based on the social division and cooperation of labor. One is enterprise at different part of the traditional housing value chain to learn technologies connected with industrial housing under the market mechanism and guides from policies, and then leading companies who grasp spin-off technology join them up to go through the market test, eventually formed a complete industrial domestic value chain. Another is housing industry group who has experiences of designing, materials production, parts production, pre-made production and construction to development technologies related to industrial housing in all aspects, and gradually entire technology was introduced to the market, the formation of industrialized housing value chain was completed after a division and collaboration of labor and its opening to the society of mass production. After the formation of the industrialized housing value chain, with innovation from their respective areas, parts producers constantly enrich the industrialized housing species and function of housing parts, so that product upgrades, and the entire chain get access to competitive advantage.
