中文摘要：	随着我国房地产产品投资价值的逐步体现和被认同，房地产市场也逐步从单一的居住型产品市场演变为投资和居住多职能的市场。与资本市场、货币市场一样，这样一个市场也必然需要一种理性的投资基金加以引导，以充分发掘其投资价值。与此同时，经历了十几年快速发展的房地产行业，此时已经发展到了一个阶段，需要一种有效的机制维护其能够持续稳定健康的发展。当下开始逐步建立符合我国国情的房地产投资基金，不仅丰富了投资渠道，改善了房地产行业的融资渠道，降低了银行信贷的系统性风险，同时对保持房地产行业稳定发展，促进我国经济持续增长都具有深刻的历史意义。 我国目前发展房地产投资基金，在宏观和微观层面都还存在问题，比如我国经济市场化水平有限、相关法律法规不健全、证券市场基础薄弱等等，这些因素都在一定程度上限制了房地产投资基金的发展。因此，我国房地产投资基金在推行过程中，还有许多需要改进和完善的地方。对比经济发达国家的先进经验不难看出，发展房地产投资基金、解决现实中存在的问题，不是一个短时间内可以完成的，而是一个多领域、多部门相互协作，共同磨合、共同促进的一个漫长复杂的发展过程。 本文在对房地产投资基金概念、种类进行阐述的基础上，运用历史的研究方法对美国房地产投资基金制度的产生、发展和现状进行了阐述和分析，同时还运用了比较的研究方法对我国和美、欧、亚洲国家的房地产投资基金外部环境作了比较研究，在此基础上提出了一个在当前条件下最具操作性的房地产投资基金方案。最后运用了案例的研究方法，以天津数码港大厦为标本，为其模拟设计了房地产投资基金方案。 本文通过运用上述研究方法设计出的房地产投资基金方案是以我国现有国情为前提的，只强调其现实意义和操作性，并非真正意义上的理想化的投资方案，和国际上先进的投资基金方案还有一定差距。最后，文章提出了发展我国房地产投资基金的对策和建议。
英文摘要：	As the investment value of our country's real estate product has been gradually be approved, the real estate market has also gradually turned into a market which has usage and investment function.Similar to capital market,currency market, real estate market also needs a kind of investment fund to guide it to develop . And at the same time the real estate profession has been developed quickly for more than ten years, needing a kind of valid mechanism to support it to keep on developing healthily and stabily. To build a real estate fund can not only enriched investment outlet, improved the margin outlet of the real estate profession, lowered the risk for bank, in the meantime to keep the real estate profession stability development, promote our country's economy to keep on growing.It has deep history meaning. There are many problems of developing REITS for our country in the macro view and tiny view levelses. For example our country's stock market foundation is weak etc.Therefore, there are many things to do for developing our country's real estate investment fund.The development of the real estate investment fund,resolve the existent problem in the reality,it’s difficult to complete in short time,but a many realms,many sectionses match together and promote together of an endless complicated development process. This article give a REITS project through analysis the developing experience of foreign country.And take figures harbor mansion in Tienjin as specimen, trust the investment fund project for the real estate that it designed to imitate. This real estate investment fund project is just a design with our country existing state of the nation, emphasize its realistic meaning and operability.There is a big distance between it and the investment project of the idealization.In the end, the article put forward a development our country real estate investment fund of the counterplan and the suggestion.
