中文摘要: 房地产业是一个典型的资金密集型行业,房地产企业开发一个房地产项目需要大量的资金投入,而单依靠房地产开发商的自有资金很难完成房地产项目开发。合理的利用各种融资手段,是完成房地产项目开发的有效途径。同时,如何开拓新的房地产融资模式也是房地产企业所需要迫切解决的一个问题。在发达国家成熟的房地产金融市场中,房地产企业融资模式的多样化为其发展提供了有力的资金保障。而在我国,由于金融体制尚需进一步改革和完善,房地产融资体系有待健全。因此,研究我国房地产融资模式问题具有十分重要的现实意义。 本文在房地产企业融资的概念界定和融资模式相关理论回顾的基础上,分析了目前我国房地产业资金的来源渠道及房地产融资的模式,剖析了我国民营房地产企业现有的融资模式存在的问题以及原因。通过借鉴国外房地产融资的经验,阐述了国外房地产业融资的特点、渠道及方式,系统地论述了国外房地产融资的运作方式,指出国内房地产融资与国外房地产融资主要差距在于融资体制的健全和相关政策法规的完善。论文提出面对金融政策调整房地产业尤其是民营房地产业应采取的融资策略是根据民营房地产企业发展的周期阶段选择不同的融资模式和运用多元化的融资策略。论文最后提出了建立民营房地产企业融资模式的配套系统。 本文运用理论分析与案例分析相结合的方法,主要探讨了民营房地产企业的融资难的问题,针对民营房地产企业特殊性探讨了其融资的特殊性,阐述了我国民营房地产企业融资模式选择的关键因素,并提出了适合民营房地产企业的可行的融资模式和融资策略。  
英文摘要:Real estate industry is a capital dense industry, it needs to invest a lot of money, so it is very hard to complete a project only with its own money. An effective way to complete a real estate project is to choose its financing mode appropriately. At the mean time, it is also a challenge for real estate enterprise to develop new real estate financing mode. There are diversified financing modes which secure the fund supply for real estate enterprises in the mature financial markets in developed countries. In China, the real estate financing system requires further reform and improvement. Therefore, the study on the modes of real estate financing in China is of great significance. The thesis mainly does several researches as follows: It discusses real estate financing concept and financing mode, analyzes current channel of real estate fund, then summarizes the problem existing in Chinese privately owned real estate enterprises and the reason. By learning overseas mature real estate financing experiences, we can enrich Chinese real estate financing character, channel and mode. This thesis discusses overseas real estate financing operation mode systemically, and points out the main difference from Chinese is that our financing system requires much enhancement and some policy needs to be changed. The thesis brings forward the concept of financing strategy for privately owned real estate enterprises .The enterprise must have ability to adapt to the adjustment of financial policy. The strategy points out that the enterprise should choose different financing methods according to different development periods, and use multiplex financing modes. Finally, this thesis advises to establish supporting system for privately owned real estate enterprises. The thesis deeply discusses financing problems in privately owned real estate enterprises, brings forward feasible financing strategy according to the particularity of privately owned real estate enterprises. Hope it can solve some problems for enterprises, and promote the Chinese real estate industry development to a new level.
