| 中文摘要: | 摘 要 随着我国经济的持续高速发展,酒店业在我国也进入了高速发展期,如何根据具体的地区特点,特定的市场环境,进行酒店的可行性研究,是当前我们公司面临的一个较为现实的问题。 为进行此市场研究,笔者访问了拟建酒店所在地的政府、旅游行业及酒店行业的有关人士,探讨了经济状况和酒店竞争市场的状况,预测拟建酒店所处竞争市场未来可能的需求和供给发展趋势。本论文涵盖了以上研究和分析的成果,此外,笔者也对该项目所处地点和周边区域进行了详细的调查,以确认其是否合适开发为酒店项目,最后,论文预测和推算了拟建酒店预期经营和财务业绩。该论文涵盖的所有信息,预测和假设均是基于资料和依据,其来源在本论文相应的章节中均已提及。 基于笔者所进行的市场调研,并在此基础上所做出的假设和设计,该论文预测了拟建项目运营首10年期间的设施使用率水平。同时,基于设施使用率的预测,以及在类似市场中获得的可比较酒店的数据资料,笔者推算了拟建酒店的现金流量。 本论文中所预测和测算的设施使用率水平和现金流量分析在未来有可能无法实现;这是因为,在本论文编制完成后,未来市场和环境都可能发生一系列的变化,而某些特殊或者突发事件也可能发生,因此,在各项预测和假设所涵盖的年份里,未来真实的情况可能会和本论文的预测有所不同。 本研究力求丰富酒店项目可行性研究的理论,增加酒店项目可行性研究现实指导意义,为酒店项目的可行性研究理论及实践提供一些建议和参考。 | |
| 英文摘要: | As China's sustained high economic development, the industry of hotel runs into a rapid development period in China. How to study the feasibility of the hotel, according to the characteristics of specific regions, or specific market conditions, is a truly problem the investors need to face. According my working experience and course had here, I have prepared the following report entitled “Market & Financial Feasibility Study, Proposed Hotel Development”, which summarizes our finding and conclusions. My analysis has included discussions with professionals in the hospitality industry in Zhuhai. We also have reviewed economic and tourism conditions and the status of the competitive market to estimate likely future demand and supply for the hotel market. My report includes the results of this research and analysis, a survey of the site and surrounding areas regarding suitability for hotel development and projections of the project’s potential operating performance. All information, estimates and assumptions contained in the report reflect what was the sources and base of which are stated the appropriate sections. My projections of the market for the next ten years are based on estimates and assumptions developed in connection with our market study. The corresponding cash flow analysis for the Hotel is based on the utilization projections along with our database of comparable properties in similar markets. The assumptions regarding projected utilization rates and the cash flow analysis may not materialize, and unanticipated events and circumstances may occur; therefore, actual results achieved during the period covered by my projections may vary from our estimates and the variations may be material. This study seeks to enrich the theory of the hotel project feasibility study, to increase feasibility study of the hotel practical and practice to provide some suggestions and references. | |
