中文摘要:随着“双碳”目标的提出与数字化转型的深入推进,商业建筑能源管理正面临前所未有的机遇与挑战。商业综合体建筑作为城市能耗的重要单元,能源管理效率直接关系到企业的运营成本、环境责任与可持续发展能力。W集团作为中国大型商业不动产运营管理平台,其能源管理及运营体系的优化不仅具有显著的经济价值,更对行业绿色转型具有重要的示范意义。 本研究以W集团为研究对象,围绕其商业综合体建筑能源管理运营现状,系统分析了其在能源目标制定、运行策略优化、异常处置机制、数据复盘能力及组织数字化转型等方面存在的问题。基于数字化技术转型理论、运营管理理论构建了全链条的能源管理优化框架,并提出相应的实施策略与保障措施。 研究首先基于政策背景与行业现状,结合运营理论框架与技术发展的趋势,梳理了行业中建筑能源管理的发展现状与趋势,明确了数字化技术在能源管理中的应用价值。进而结合W集团的实际情况,从能源预算制定、运行策略调优、能源复盘与分析等方面,提出了系统化的优化路径。最终通过组织运营模式升级与人员赋能,推动能源管理从“经验型”向“数据驱动型”转变。 本研究不仅为W集团提供了可操作的建筑能源系统运营管理优化方案,也为同业态的建筑在数字化背景下的能源运营优化提供了理论参考与实践指导。通过系统化的能源运营优化与数字化转型,商业综合体可在保障环境品质的前提下,实现能耗强度的显著下降、运营效率的持续提升与碳排放的有效控制,最终达成经济、环境与社会效益的协同发展。 
英文摘要:With the introduction of the "dual carbon" goals and the deepening of digital transformation, commercial building energy management is facing unprecedented opportunities and challenges. As an important unit of urban energy consumption, the energy management efficiency of commercial complex buildings is directly related to the operational costs, environmental responsibility, and sustainable development capabilities of enterprises. As a large-scale commercial real estate operation and management platform in China, the optimization of W Group's energy management and operation system not only has significant economic value but also has important demonstration significance for the green transformation of the industry. This thesis takes W Group as the research object, focusing on the current status of energy management and operation in its commercial complex buildings. It systematically analyzes the issues existing in energy goal setting, operational strategy optimization, abnormal handling mechanisms, data review capabilities, and organizational digital transformation. Based on the theory of digital technology transformation and operational management, a full-chain energy management optimization framework is constructed, and corresponding implementation strategies and safeguard measures are proposed. The thesis firstly examines the current situation and trends of building energy management in the industry based on the policy background and industry status, combining the operational theory framework and technological development trends. It clarifies the application value of digital technology in energy management. Furthermore, considering the actual situation of W Group, it proposes a systematic optimization path from aspects such as energy budget formulation, operational strategy optimization, energy review and analysis. Ultimately, through organizational operation mode upgrading and personnel empowerment, it promotes the transformation of energy management from "experience-based" to "data-driven". This thesis not only provides W Group with an operable optimization plan for the operation and management of building energy systems, but also offers theoretical references and practical guidance for energy operation optimization in buildings of the same format under the digital background. Through systematic energy operation optimization and digital transformation, commercial complexes can achieve significant reductions in energy consumption intensity, continuous improvements in operational efficiency, and effective control of carbon emissions, all while ensuring environmental quality. Ultimately, this leads to the coordinated development of economic, environmental, and social benefits.
